About the position

The Community Assistant at Asset Living plays a crucial role in the leasing, marketing, and maintenance of positive resident relations within a property. This position is designed for individuals who are passionate about customer service and community engagement. The Community Assistant will be responsible for effectively showing and leasing units to prospective residents, ensuring that all leasing paperwork is completed accurately and efficiently before move-in. This role requires a proactive approach to managing resident relations, addressing complaints and concerns, and implementing resident retention programs to foster a welcoming community environment. In addition to leasing responsibilities, the Community Assistant will assist in the development and execution of marketing strategies aimed at increasing property traffic and achieving leasing goals. This includes conducting market surveys, maintaining product knowledge of the property and its competition, and utilizing established sales techniques to close deals. The Community Assistant will also be involved in various administrative tasks, ensuring that all prospect traffic and leasing data is accurately recorded and followed up on in a timely manner. The position demands a strong focus on customer service, as the Community Assistant will be the first point of contact for prospective residents and current tenants. They will be expected to project a favorable image of the community, ensuring that all interactions are positive and professional. The role also includes maintaining the cleanliness and organization of the office and common areas, contributing to the overall appeal of the property. This job is dynamic and may require flexibility, as the Community Assistant may be asked to take on additional responsibilities as needed.

Responsibilities

  • Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign leases.
  • Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow-up needed.
  • Complete all leasing paperwork needed before move-in.
  • Assist with lease audits, walking units, and the turn process.
  • Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours.
  • Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed leasing goals.
  • Perform various administrative tasks as needed.
  • Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
  • Assist in developing and implementing resident retention programs (i.e., resident functions, special promotions, monthly newsletter, etc.).
  • Contribute to the general upkeep and cleaning of office, common areas, and model units.
  • Assist in implementing the annual marketing plan outreach.
  • Review and assist in completing market survey/analysis continually to generate ideas and formulate plans.
  • Maintain thorough product knowledge of the property and competition as well as market conditions; complete weekly market survey report.
  • Manage excellent customer service and monitor service request turnaround and responsiveness.
  • Project a favorable image of the community to achieve property objectives and public recognition.
  • Ensure consistency in dealing with residents on all matters.
  • Enforce policies of the community that the immediate supervisor delegates.

Requirements

  • Strong customer service skills and a passion for community engagement.
  • Ability to effectively communicate and build relationships with residents and prospective tenants.
  • Proficiency in administrative tasks and attention to detail in paperwork and data management.
  • Experience in sales or leasing is preferred but not mandatory.
  • Ability to work independently and as part of a team in a fast-paced environment.
