About the position

The Community Association Manager at Terra West Management Services is responsible for advising and assisting the Board of Directors in the daily management and operations of Homeowners Associations. This role requires a thorough understanding of governing documents and compliance with applicable laws, as well as strong financial management skills. The ideal candidate will contribute positively to the company culture and ensure high levels of customer service while managing community operations effectively.

Responsibilities

  • Manage the day-to-day operations of the assigned community association under the direction of the Board of Directors.
  • Advise the Board on applicable policies and guidelines regarding the Association's governing documents.
  • Ensure compliance with all Federal, State, and Local rules and regulations.
  • Schedule and prepare for Board of Directors' meetings, including distributing meeting notices and materials.
  • Attend Board meetings and prepare minutes and reports as required.
  • Oversee financial management, including budget preparation, invoice approval, and financial reporting.
  • Ensure timely and accurate billing of assessments, fees, and fines.
  • Conduct routine property inspections and report discrepancies to the Board.
  • Negotiate with contractors and vendors for community needs and oversee contracted work.
  • Respond to inquiries from Board members and residents in a timely manner and ensure client satisfaction.
  • Be available on-call for emergencies or provide staff to cover on-call duties.

Requirements

  • Minimum 2 years' experience in Homeowner Association Management preferred.
  • Knowledge of principles and practices of community association management.
  • Minimum 2 years of customer service and/or office experience.
  • Proficiency in Word, Excel, and Outlook with a typing speed of 60 wpm.
  • Nevada Licensed Community Association Manager is required.
  • CMCA and/or AMS designation from CAI preferred.

  • Experience in financial management and budgeting for community associations.
  • Strong negotiation skills with contractors and vendors.
