About the position

The Community Association Manager at Incline Property Management is responsible for managing a portfolio of homeowner associations in accordance with company policies, Nevada statutes, and association governing documents. This full-time role involves acting as a liaison between the board of directors and homeowners, preparing financial statements, conducting property inspections, and coordinating board meetings and elections. The position requires strong communication skills and the ability to manage multiple clients effectively.

Responsibilities

  • Manage a portfolio of associations in accordance with company policies and procedures, Nevada Revised Statutes, and association governing documents.
  • Act as a liaison between the board of directors and association homeowners as required.
  • Schedule and attend board and annual members meetings.
  • Prepare and distribute board packages in accordance with timelines established by the board.
  • Review monthly financial statements and distribute them to the board and post a homeowner version on the associations' website portal.
  • Perform property inspections for violations of the associations' governing documents and Nevada statutes.
  • Prepare courtesy notices and violations notices and schedule executive board meetings when required.
  • In concert with the accounting department, prepare the annual budget first draft and incorporate board changes into a final budget for adoption by the board and ratification by the homeowners.
  • Meet with vendors as required and obtain vendor/contractor bids as necessary.
  • Coordinate annual board elections and prepare and submit annual Secretary of State and Department of Real Estate filings.
  • Maintain electronic unit files and update association management software.
  • Monitor delinquent accounts and apprise the board of the status of delinquent accounts.

Requirements

  • At least 1 - 2 years' experience as a community association manager or a similar role.
  • Bachelor's degree preferred; Associate degree acceptable.
  • Nevada Community Management Certificate or equivalent out-of-state certification required.
  • Proficiency in Microsoft Office and ability to learn other associated software applications.
  • Excellent communication skills and ability to manage time effectively across multiple clients.
  • Experience in conflict resolution and customer relations.

  • Knowledge of property leasing and management practices.
