About the position

The Latitude at Hilton Head Community Association Manager is responsible for overseeing all operations of the Homeowner Association for Latitude Lakes and the Hilton Head Master Association. This role involves collaboration with the Community General Manager and Director of Operations to ensure the property is maintained according to company objectives, while also facilitating solutions to community issues. The manager will oversee administrative functions and effectively manage the maintenance and pool attendant teams.

Responsibilities

  • Ensure daily, weekly, and monthly property inspections are performed in collaboration with the Maintenance Manager and Community Appearance Coordinator.
  • Oversee the work order process and maintain communication with Latitude Lakes homeowners regarding timely completion of work.
  • Manage the violation and architectural review process for Latitude Lakes.
  • Ensure amenities are maintained to high standards and assist in developing janitorial schedules with the Maintenance Manager.
  • Manage vendor partners to ensure adherence to contract specifications and receive monthly reports.
  • Attend team meetings with Department Managers, the Community General Manager, Director of Operations, and the Association Board of Directors to provide updates on the Master and Latitude Lakes Associations.
  • Prepare draft annual budget and monitor spending and variances throughout the fiscal year.
  • Work with on-site accounting to ensure accurate coding of invoices and prompt payment of vendor invoices.
  • Collaborate with the Community CPA to address audit queries and ensure timely delivery of financial statements and tax returns.
  • Process the return of deposits held upon inspection of homeowner architectural improvements.
  • Prepare monthly management reports and community checklists in a timely manner.
  • Respond to resident communications and ensure compliance with brand requirements.
  • Manage community databases and ensure compliance with statutory renewals.
  • Prepare meeting notices and draft meeting minutes in compliance with state statutes.
  • Manage contract renewals and the RFP process.
  • Assist in facilitating FirstCall and prepare monthly newsletters for Latitude Lakes Community.

Requirements

  • Bachelor's degree in business or related field preferred.
  • Five years of experience in Community Association, Property Operations, Hospitality, or Construction, or equivalent combination of education and experience.
  • Preferred certification and licensed by any state for Community Association Management (CMCA).
  • Knowledge of Community's Governing documents and cash flow management for capital improvements.
  • Working knowledge of landscape and irrigation concepts.
  • Excellent organization, leadership, and interpersonal skills.
  • Critical thinking and complex problem-solving abilities.
  • Strong work ethic and detail-oriented with excellent organizational skills.
  • Ability to work with sensitive information and meet deadlines under pressure.
  • Ability to work well in a team environment and independently.
