Davidson Homes is currently seeking qualified candidates for a Community Construction Manager position in our Nashville, TN division. In this pivotal role, the Community Construction Manager will oversee the construction process from the ground up, ensuring all homes meet Davidson Homes' esteemed standards of quality and design. The position demands rigorous compliance with building codes, effective management of trade partners, and the delivery of a “Zero Defect” home at New Home Orientations. As a Community Construction Manager, you will utilize Builder Software for trade partner scheduling, notification, and invoice approval. You will schedule and supervise daily trade partner activities in accordance with schedules and business partner signed scopes of work. Your responsibilities will include inspecting and ensuring that work is in compliance with local requirements and building codes, and that it is completed per the approved architectural plans. You will ensure all work performed by trade partners meets or exceeds Davidson Homes quality standards. Additionally, you will plan and schedule all construction activities on homes from pre-construction activity to completion, conduct pre-construction meetings, and manage New Home Orientation/Final Walks with customers. You will be responsible for delivering a “Zero Defect” home at the time of New Home Orientation and obtaining full customer sign-off prior to Close of Escrow. Managing and maintaining completed inventory homes, models, and communities will also be part of your duties. You will oversee the construction, inspection, and scheduling of the entire home to ensure it is completed within the allotted cycle time. Providing trade partner feedback to your immediate supervisor concerning the trade partner's overall performance will be essential, as will managing and minimizing base home extra costs (VPOs). You will maintain records of all change orders, purchase orders, and inspections in the assigned community, complete all trade partner POs in Builder Software upon satisfactory completion of work, and validate all material deliveries for quantity and condition. Daily site walks of assigned homes will be required, along with ensuring timeliness when processing trade partner invoices and maintaining job site cleanliness, safety, and ADEM compliance as required. You will also attend construction meetings and team meetings weekly and be able to manage a high volume of homes, along with other duties as assigned.

Requirements

  • High School Diploma or equivalent required; college preferred.
  • Minimum 3-5 years' experience in residential construction management required.
  • Relevant management experience desired.
  • Must possess organizational skills by keeping daily schedules current and maintaining a timely and accurate flow of paperwork.
  • Must possess good interpersonal skills.
  • Computer literacy and proficiency in MS Office products (Word and Excel).
  • Valid Driver's License with good driving record.
  • Valid auto insurance coverage.
  • Knowledge of practices and procedures of construction and building codes.
  • Ability to read and interpret blueprints.
