About the position

The Community Director is responsible for the operational and financial success of the property, overseeing leasing and collections programs, ensuring resident satisfaction, managing maintenance, enhancing revenue, and implementing capital improvements as necessary. This role requires effective management of the community's overall operations, including administrative tasks, vendor relations, and staff supervision.

Responsibilities

  • Oversee the overall operations of the assigned community, including office, maintenance, resident, and vendor relations.
  • Ensure all administrative paperwork is accurate, complete, and submitted on time.
  • Perform physical inspections of the property and verify the condition of vacant apartments.
  • Coordinate with maintenance and make-ready staff for timely reconditioning of apartments after move-out.
  • Maintain constant communication with vendors/contractors regarding work scheduling and billing.
  • Approve and submit all invoices to the corporate office for payment.
  • Maintain records of all management activities daily, weekly, and monthly.
  • Generate various reports as required.
  • Conduct monthly market surveys and provide trend report information.
  • Ensure all rents are collected when due and posted promptly, operating within approved budgets.
  • Perform evictions, utility cut-offs, and landlord liens as required on delinquent rentals.
  • Assist in formulating budgets and income projections annually.
  • Hire, train, motivate, and supervise all on-site staff to achieve operational goals.
  • Resolve resident requests or complaints quickly and courteously.
  • Review notices to vacate to determine the cause of move-outs.
  • Implement and maintain a resident retention program.

Requirements

  • High School diploma or GED required; Bachelor's degree preferred.
  • Minimum of one year in a supervisory/management role required.
  • Minimum of three years of residential property management experience required.
  • Availability to work days, nights, evenings, weekends, and on-call as necessary.
