About the position

The Community Director at Axia Residential is a leadership role focused on overseeing all business operations of a residential community. This position prioritizes team and resident engagement, ensuring effective leasing, marketing, and maintenance of positive resident relations. The Community Director is responsible for financial performance, operational goals, and fostering a high-energy environment that motivates staff and enhances resident retention.

Responsibilities

• Oversee all business operations of the community, focusing on leasing, marketing, and resident relations.
• Manage the financial performance of the property by overseeing rents, occupancy, and expenditures.
• Ensure model and target apartments are ready for show and maintain cleanliness in work areas and common spaces.
• Market the property effectively by conducting tours and promoting community amenities.
• Review and approve leases, including background screening and income verification.
• Train, motivate, and supervise on-site staff to achieve operational goals.
• Provide direction to property maintenance staff and ensure market-ready conditions of buildings and units.
• Perform regular inspections of the managed property and maintain high standards of resident service.
• Develop and maintain an ongoing resident retention program and handle resident requests and complaints efficiently.
• Analyze performance trends to implement monthly marketing plans and budget projections.

Requirements

• Minimum 3-4 years experience as an onsite Community/Property/Leasing Manager.
• Working knowledge of RealPage OneSite Management Software and Microsoft Office.
• Ability to write routine reports and correspondence, and speak effectively before groups.
• Experience with compliance standards and understanding the difference between leading and being a boss.
