About the position

The Community Manager at Molalla Gardens is responsible for overseeing the operations of an affordable apartment community, ensuring compliance with ownership goals, policies, and legal requirements. This role involves managing property staff, maintaining financial health, and providing excellent customer service to residents. The ideal candidate will be organized, professional, and possess experience in property management, particularly in affordable multifamily housing.

Responsibilities

  • Ensure the property meets ownership goals and objectives.
  • Enforce Guardian Management policies and procedures.
  • Adhere to Fair Housing and Landlord Tenant Laws.
  • Supervise property staff and vendors to provide outstanding customer service.
  • Maintain excellent curb appeal and proactive property maintenance.
  • Safeguard the financial health and stability of the property.
  • Confirm compliance with government and property program requirements.
  • Complete required paperwork and reports on time.
  • Manage all property operations in compliance with local, state, and federal laws.
  • Assist in the development of operating income/expense budgets and capital budgets.
  • Analyze and report monthly financial statements.
  • Administer budgets and recommend corrective actions to maximize efficiency and profitability.
  • Coordinate collection and documentation of all revenues.
  • Complete resident income certifications and recertifications accurately and timely.
  • Direct the day-to-day activities of property staff.
  • Develop, hire, discharge, evaluate performance, and coach staff.
  • Administer leasing efforts and respond to leasing inquiries.
  • Collect delinquent accounts according to legal guidelines.
  • Work with Portfolio Manager to supervise property vendors.
  • Approve invoices for goods/services required for property upkeep.
  • Prepare and lead site staff meetings and document meeting minutes.

Requirements

  • High school diploma or GED.
  • At least one year of experience managing an affordable multi-family community.
  • At least one year of experience developing and adhering to an annual budget.
  • Excellent attention to detail and organizational skills.
  • Strong mathematical skills and basic understanding of property budgets and financial accounting.
  • Ability to communicate effectively in English, both verbally and in writing.
  • Ability to complete company training requirements within deadlines.

Nice-to-haves

  • Experience in property management software.
  • Knowledge of local housing regulations and compliance requirements.
