About the position

The Community Operations and Lifestyle Manager at Greystar is responsible for overseeing the daily operations of a 378-unit mid-rise community, ensuring that all aspects of property management are executed efficiently and effectively. This role encompasses a variety of responsibilities, including office management, concierge services, payroll, maintenance, billing, and accounting. The manager is tasked with achieving established financial and operational goals while ensuring compliance with company policies, Fair Housing regulations, the Americans with Disabilities Act, and other relevant laws governing multi-family housing operations. In this position, the manager will provide input into the development of the property budget by analyzing financial statements and operational reports. They will be responsible for meeting targeted revenues by setting rent rates, ensuring timely collection of rents and fees, and preparing monthly financial status reports. The manager will also oversee the lease enforcement process, which includes approving resident applications, conducting apartment inspections, and managing the eviction process when necessary. Promoting resident satisfaction is a key aspect of this role. The manager will respond to resident complaints and requests promptly, ensuring that service issues are addressed effectively. Regular property inspections will be conducted to maintain safety, cleanliness, and overall appeal. Additionally, the manager will supervise property staff, manage client relationships, and develop new programs to enhance resident experiences. This position requires a proactive approach to communication with residents, ensuring that their unique lifestyles and preferences are understood and catered to.

Responsibilities

  • Provide input into the development of budget(s) for the property by analyzing financial statements and operational reports.
  • Meet targeted revenues by setting rent rates and ensuring timely collection of rents and fees.
  • Approve invoices from vendors and contractors for payment, ensuring validity and proper coding of charges.
  • Control expenditures by managing the approved budget and petty cash fund.
  • Oversee the lease enforcement process, including approving resident applications and conducting inspections.
  • Analyze current market trends to implement marketing and leasing strategies for occupancy and revenue goals.
  • Promote resident satisfaction by addressing complaints and ensuring timely service responses.
  • Conduct regular property inspections to maintain safety and cleanliness standards.
  • Supervise property staff by hiring, training, and managing performance according to company policies.
  • Assist in managing client/owner relationships by providing updates and responding to requests.
  • Develop new ideas and programs to enhance resident experiences during their lease terms.
  • Act as the primary contact for residents, ensuring personalized service and communication.

Requirements

  • Experience in property management and investment management.
