About the position

As a Community Manager at Greystar, you will be responsible for overseeing the day-to-day operations of an assigned property, ensuring that all activities align with the company's established financial and operational goals. This role involves managing a team of property staff, coordinating daily activities, and utilizing resources effectively to maintain compliance with company policies and various housing regulations, including Fair Housing and the Americans with Disabilities Act. You will play a crucial role in maintaining the property's financial health by analyzing financial statements, setting rent rates, and ensuring timely collection of rents and fees. In addition to financial management, you will be tasked with overseeing the lease enforcement process, which includes approving resident applications, conducting apartment inspections, and managing resident relations to promote satisfaction and retention. Your responsibilities will also include developing and implementing marketing strategies to achieve occupancy and revenue goals, as well as conducting regular property inspections to ensure that the physical aspects of the property meet established standards for safety and cleanliness. As a Community Manager, you will supervise property staff by hiring, training, and managing their performance in accordance with company policies. You will also assist in managing the client/owner relationship by providing updates on property performance and responding to owner requests. This position requires a proactive approach to problem-solving and a commitment to delivering exceptional service to residents and clients alike.

Responsibilities

  • Manage the day-to-day operations of the assigned property.
  • Provide input into the development of property budgets by analyzing financial statements and operational reports.
  • Set rent rates and ensure timely collection of rents and fees.
  • Approve invoices from vendors and contractors for payment.
  • Control expenditures by managing the approved budget and petty cash fund.
  • Oversee the lease enforcement process, including approving resident applications and conducting inspections.
  • Gather and analyze market trends to implement marketing strategies for occupancy and revenue goals.
  • Promote resident satisfaction by addressing complaints and service issues promptly.
  • Conduct regular property inspections to ensure safety and cleanliness standards are met.
  • Supervise property staff by hiring, training, and managing performance.
  • Assist in managing the client/owner relationship by providing updates and conducting property tours.

Requirements

  • Proven experience in property management or a related field.
  • Strong financial acumen with the ability to analyze financial statements and budgets.
  • Excellent communication and interpersonal skills to manage resident relations and staff.
  • Knowledge of Fair Housing laws and regulations governing multi-family housing operations.
  • Ability to develop and implement marketing strategies to achieve occupancy goals.
  • Strong organizational skills and attention to detail.
