About the position

Cannon Management is seeking a Community Manager to oversee the daily operations of a residential community in Riverside, CA. The role involves ensuring the community is efficiently managed, maximizing occupancy, and maintaining high standards of service and resident satisfaction. The Community Manager will work under the direction of the Regional Supervisor and will be responsible for various administrative and operational tasks, including leasing, resident relations, and staff supervision.

Responsibilities

  • Oversee the day-to-day operations of the community.
  • Lease available apartments, ensuring the community is occupied to its fullest capacity.
  • Record telephone and in-person visits by prospects, noting the source of traffic.
  • Follow up on telephone calls, internet leads, and guest cards.
  • Convert phone/internet traffic into community visits and community visits into leases.
  • Ensure guest cards are consistently, accurately, and completely filled out.
  • Ensure proper screening of prospective residents.
  • Prepare and thoroughly understand all forms, such as Lease Agreements and Applications.
  • Maintain a neat and orderly work area/office.
  • Conduct inspections of grounds, buildings, and units regularly.
  • Perform monthly maintenance walks with the Landscaper.
  • Maintain orderly resident and community files.
  • Obtain supervisor's approval for decisions not included in regular duties.
  • Maintain open communication with all employees.
  • Inspect all rent-ready units prior to move-in.
  • Play an active role in the renewal process and resident retention.
  • Ensure all service requests are recorded, handled, and completed in a timely manner.
  • Assist in the preparation of the annual operating budget.
  • Monitor purchasing in accordance with budgetary guidelines.
  • Request purchase orders and submit invoices in a timely manner.
  • Ensure all rent and other charges are collected, posted, and deposited timely.
  • Ensure all vendors comply with Cannon Management's Vendor Requirements.
  • Communicate the features and benefits of the community and its surrounding area.
  • Ensure all model or target units are ready to show.
  • Complete a Market Survey weekly.
  • Maintain awareness of market conditions, competition, and sister communities.
  • Recommend rental rates and concessions and implement marketing strategies.
  • Advise residents of the referral program if applicable.
  • Conduct monthly advertising reviews.
  • Assist in the employee selection process and review time sheets and mileage.
  • Monitor the maintenance of MSDS sheets and delegate job functions to staff when necessary.
  • Monitor curb appeal of the community and buildings.
  • Report unusual or extraordinary circumstances regarding the community or residents.
  • Assist with training of on-site staff and make disciplinary or promotional recommendations.
  • Motivate workers to achieve work goals and maintain a professional appearance and attitude.
  • Identify, correct, and report hazardous community conditions.
  • Ensure compliance with OSHA standards and company safety policies.
  • Enforce and adhere to company policies, rules, and regulations, including Fair Housing Laws.
  • Communicate daily with the Regional Supervisor and report any employee injuries immediately.

Requirements

  • 2 years of experience in Community Management.
  • Proficiency in Microsoft Word and Microsoft Excel.
  • Knowledge of Fair Housing regulations.
  • Experience with Yardi property management software.
  • Strong leadership skills.
