About the position

The Community Manager at T&H Property Management is responsible for overseeing the management and maintenance of properties owned or managed by the company. This role involves ensuring the integrity of physical assets, maximizing returns, and supervising management personnel. The Community Manager will handle revenue management, financial reporting, and overall property operations, while also engaging with residents and staff to maintain high occupancy and satisfaction levels.

Responsibilities

  • Manage the maintenance, inventory, and oversight of properties owned or managed by T&H Property Management.
  • Work directly with managers on renovation projects, maintenance, and general upkeep of properties.
  • Travel frequently to owned or managed properties during renovation projects or as required.
  • Drive overall occupancy and support the leasing team in all areas of the leasing experience.
  • Oversee details of move-in and move-out experiences.
  • Lead scheduled daily/weekly team meetings to connect activities between management, leasing, and maintenance.
  • Ensure all aspects of the buildings are well maintained through regular staff meetings.
  • Accountable for community curb appeal through daily property walks.
  • Oversee all routine and emergency repairs, negotiating with vendors for competitive rates and quality work.
  • Meet with owners and staff to discuss priority issues.
  • Provide facilities expertise and advice to staff regarding operations and T&H Property Management policies.
  • Coordinate all necessary and scheduled maintenance repairs with vendors and contractors.
  • Monitor property management budgets for accuracy.
  • Handle all resident concerns, questions, feedback, and complaints regarding their residency.
  • Involve in resident social functions and lifestyle events.
  • Interview, hire, supervise, discipline, and terminate property staff.
  • Conduct exit interviews and complete annual performance reviews.

Requirements

  • Minimum of two years of related property management experience.
  • Advanced degree or professional designation such as CAM or ARM is desirable.
  • Strong leadership and motivational abilities.
  • Excellent communication skills required.
  • Proficient in Microsoft Word, Excel, PowerPoint, email, and accounting software (Yardi Systems).
  • Strong math and analytical skills.

Nice-to-haves

  • Bilingual in Spanish is a plus.
  • Previous lease-up experience preferred.
