About the position

The Community Manager is responsible for overseeing the daily operations of a stabilized 81-unit multi-family building in Berkeley, focusing on a seasonal student population. This role aims to foster a strong community and maintain a positive reputation for the property, ensuring exceptional customer service and operational efficiency. The Community Manager will lead a team, manage property maintenance, and collaborate with senior management to achieve financial and occupancy goals.

Responsibilities

  • Assign and schedule work orders for maintenance tasks and ensure compliance with company standards.
  • Manage all phases of community operations under the direction of Senior Management.
  • Motivate onsite staff to function effectively and provide exceptional customer experiences.
  • Maintain inventory of supplies and tools for property maintenance and administrative needs.
  • Collaborate with the Maintenance Team to administer a preventative maintenance program.
  • Complete various daily, weekly, and monthly reports accurately and on time.
  • Apply principles of Fair Housing and Landlord-Tenant Laws in all operations.
  • Work with the Leasing Team to increase property income and resident retention.
  • Establish relationships with housing and student affairs officials to ensure compliance with regulations.
  • Conduct regular property inspections to maintain safety and cleanliness standards.
  • Promote resident satisfaction by addressing concerns and service issues promptly.
  • Draft memos to residents and enforce community rules and regulations.
  • Assist residents with inquiries and concerns, including mail and parcel sorting.
  • Conduct audits and inspections of parking and storage areas.
  • Plan and execute community events to enhance tenant retention and satisfaction.
  • Perform leasing activities to achieve revenue and occupancy goals, including conducting tours and processing applications.
  • Conduct market research to stay informed about competitor conditions and develop marketing strategies.

Requirements

  • High School Diploma or GED; Associate's or Bachelor's degree preferred.
  • Minimum 2 years of property management experience.
  • Minimum 2 years of leasing experience, preferably in multi-family sites of 50 units or larger.
  • Proficient in market comp analysis for at least 2 years.
  • Fair Housing certifications; California Salesperson license preferred.
  • Strong computer literacy, including proficiency in Google Suite and property management software (Appfolio preferred).
  • Excellent communication skills, both verbal and written.
  • Strong organizational and problem-solving skills.

Nice-to-haves

  • Bachelor's Degree in a related field.
  • Working knowledge of property management software (Appfolio preferred).
  • Current California real estate license.
  • Customer service experience of 4 years or more.
