About the position

As the Community Manager at Avana Tempe, you will be responsible for overseeing the day-to-day operations of the property, ensuring that all activities align with the company's policies and procedures. This role requires a strong focus on achieving established budgeted financial and operational goals while maintaining compliance with Fair Housing laws, the Americans with Disabilities Act, and other relevant regulations governing multi-family housing operations. You will play a crucial role in managing the property team, guiding them in their daily tasks, and ensuring that the property meets the highest standards of service and maintenance. Your responsibilities will include providing input into the development of the property budget by analyzing financial statements and operational reports. You will be tasked with meeting targeted revenues by setting appropriate rent rates, ensuring timely collection of rents and fees, and preparing monthly financial status reports. Additionally, you will oversee the approval of invoices from vendors and contractors, ensuring that all expenditures remain within the approved budget and managing the petty cash fund effectively. A key aspect of your role will be to enforce lease agreements, which includes approving resident applications, conducting apartment inspections, and managing the eviction process when necessary. You will also be responsible for implementing marketing and leasing strategies to achieve occupancy and revenue goals, while promoting resident satisfaction through timely responses to complaints and service requests. Regular property inspections will be part of your duties to ensure that the property’s physical aspects meet established standards for safety and cleanliness. As a Community Manager, you will supervise property staff, which includes hiring, training, and managing their performance in accordance with company policies. You will also assist in managing the client/owner relationship by providing updates on property performance and conducting property tours as needed. This position requires a proactive approach to problem-solving and a commitment to maintaining a high level of service for residents and clients alike.

Responsibilities

Requirements

  • Proven experience in property management or a related field.
  • Strong financial acumen with the ability to analyze budgets and financial reports.

  • Strong problem-solving skills and attention to detail.
