About the position

Peak Living is seeking a qualified Community Manager with tax credit experience to oversee community operations. The role involves supervising community associates, ensuring compliance with tax credit requirements, and enhancing customer service and leasing standards. The Community Manager will also be responsible for marketing efforts, lease agreements, and financial management, while fostering resident engagement and retention.

Responsibilities

  • Supervise all community associates.
  • Ensure compliance with tax credit requirements.
  • Support and participate in customer service and leasing standards.
  • Respond promptly and courteously to resident requests and issues.
  • Direct all marketing efforts for the community.
  • Assist in preparing paperwork for new and renewal lease agreements.
  • Determine lease renewal rates and deliver renewal letters.
  • Recommend rental rate adjustments or concessions to the Regional Manager.
  • Review resident files and accounting records for unpaid fees and communicate with residents regarding outstanding balances.
  • Implement procedures for collecting on delinquencies and enforce lease agreements.
  • Prepare weekly and monthly reports, including delinquency updates and move-in/move-out inspections.
  • Organize community resident activities and maintain loyalty and retention programs.
  • Identify areas for improvement to enhance efficiency and profitability.
  • Research and shop competition quarterly to align rental rates and concessions with market conditions.
  • Collect, post, and deposit rents and other community income daily.
  • Lead the management of budgeted occupancy, collections, and expenses.

Requirements

  • Minimum of three (3) years' experience as an onsite Community Manager or Assistant Community Manager in multi-family housing, hospitality, or similar industry.
  • High school diploma or equivalent required.
  • College education, CAM or ARM certification preferred.
  • Housing Credit Certified Professional (HCCP) designation preferred for LIHTC.
  • Certified Occupancy Specialist (COS) designation preferred for Section 8.
  • 1 year of experience in LIHTC communities.
  • Valid driver's license.
  • Ability to communicate in English.
