About the position

The Community Manager of Build To Rent Homes at BH Management Services is a pivotal role responsible for overseeing the daily financial, administrative, leasing, marketing, and maintenance operations of one to three communities. This newly created position emphasizes the importance of delivering excellent customer service while adhering to company standards. The Community Manager will work remotely but will be required to conduct multiple site visits each week, ensuring that the communities are operating smoothly and efficiently. In this role, the Community Manager will regularly inspect the communities to ensure compliance with safety regulations and company standards. They will take proactive measures to identify areas for improvement, enhancing the efficiency, productivity, and profitability of the communities. The Community Manager will collaborate closely with the maintenance team to align move-in dates with potential renters and will analyze market trends to implement effective marketing and leasing strategies aimed at achieving occupancy and revenue goals. Additionally, the Community Manager will focus on resident retention by maintaining open lines of communication with residents, addressing service issues promptly, and monitoring resident satisfaction. They will manage repair and maintenance requests, ensuring timely responses to service orders and overseeing preventative maintenance programs. Financial responsibilities include partnering with the Regional Manager to create operating budgets, monitoring expenses, and ensuring timely processing of payables and purchase orders. The Community Manager will also be responsible for hiring, training, and mentoring community staff, conducting performance evaluations, and managing on-call responsibilities as needed.

Responsibilities

  • Regularly inspect the Community/Communities to ensure compliance with company standards and regulations.
  • Work with the maintenance team to confirm move-in dates for potential renters.
  • Analyze market trends and implement marketing strategies to achieve occupancy and revenue goals.
  • Monitor and analyze traffic logs, budget guidelines, and marketing data.
  • Develop resident retention strategies and respond to service issues in a timely manner.
  • Manage requests for repairs and maintenance, ensuring appropriate responses to service orders.
  • Oversee preventative maintenance programs and ensure they are documented per company guidelines.
  • Partner with the Regional Manager to create operating income/expense budgets.
  • Ensure compliance with budgeting guidelines and financial systems.
  • Review monthly income and expense reports and report on variances from budget.
  • Collect and document all revenues following lease obligations and company policy.
  • Prepare weekly/monthly operational and financial reports for the Community/Communities.
  • Hire, train, supervise, and mentor Community/Communities staff.
  • Conduct performance evaluations and manage corrective actions as needed.
  • Manage on-call responsibilities as needed.

Requirements

  • 3-5 years of prior Community management experience.
  • Ability to work remotely.
  • Ability to travel via automobile and airplane for company-required training/business.
  • Intermediate MS Office Word/Excel and computer technology skills.
  • Professional appearance and demeanor.

Nice-to-haves

  • Bachelor's degree in Business or Management.
  • Background in Accounting/Finance.
  • CAM/Licensed Community Manager certification.
  • Yardi experience is a plus.
  • A valid driver's license may be required.
