About the position

The Community Manager at TM Associates Management Inc. is responsible for overseeing the complete operation of a residential community, ensuring high standards of service and tenant satisfaction. This role involves managing staff, maintaining property conditions, and ensuring compliance with policies and procedures, all while fostering a positive living environment for residents.

Responsibilities

  • Ensure tenants receive prompt, efficient, courteous, and quality service.
  • Counsel and refer residents as appropriate.
  • Achieve and maintain close to 100% occupancy.
  • Perform recertification of residents' income where applicable.
  • Provide direction to ensure rental programs are properly executed.
  • Maintain efficient mechanical operations and adequate buildings and equipment.
  • Supervise maintenance personnel and establish good tenant relations with them.
  • Regularly inspect buildings, grounds, and property appearance, noting any deferred maintenance.
  • Prepare reports based on inspections, outlining property conditions and maintenance operations.
  • Inform the Regional Manager of any observed property deficiencies in writing.
  • Provide direction and guidance to maintenance staff, assigning work priorities.
  • Establish central office procedures with Regional Manager's approval.
  • Interview potential residents and process verifications for eligibility.
  • Confer with the Regional Manager on evictions, lease violations, and special arrangements.
  • Handle rent collection and record keeping, including trips to banks.
  • Maintain files of maintenance services, equipment readings, and operating manuals.
  • Purchase needed supplies and equipment within budget constraints.
  • Develop and implement site activities for residents, such as special events.
  • Prepare and respond to all pertinent correspondence.
  • Attend mandatory meetings and seminars.

Requirements

  • Valid driver's license and acceptable driving record.
  • Ability to communicate both orally and in writing in English.
  • Basic arithmetic skills.
