About the position

Princeton Property Management is seeking a dedicated Community Manager to join our team at Crestview Heights. This role is crucial to our operations, as our team members are the foundation of our success. The Community Manager will oversee a fast-paced property with 120 units, requiring a minimum of two years of experience in managing properties of this size. The ideal candidate will have a proven track record of managing large projects while maintaining organization and efficiency. In this role, you will be responsible for the day-to-day operations of the property, which includes screening new rental applications, enforcing community policies, and preparing legal notices. You will also supervise, train, and develop team members, ensuring that all income is deposited daily and applied correctly to residents' ledgers. Familiarity with the property budget is essential, as you will work closely with the Portfolio Manager to minimize expenses. Marketing the apartment community and overseeing leasing duties to achieve the highest possible occupancy will also be part of your responsibilities. Additionally, you will perform leasing functions as needed, review advertising weekly, and ensure the property maintains the highest standard of curb appeal. Operating property management software, resolving resident issues, and preparing weekly and monthly reports for corporate are also key aspects of this position. You will inspect all vacant and rent-ready units to ensure maintenance is completed prior to move-in and ensure compliance with all company policies regarding documentation and emergency plans. This role requires a proactive approach to managing the community and a commitment to providing quality living standards for residents.

Responsibilities

  • Manage day-to-day operations of the property.
  • Screen new rental applications by running credit checks, confirming employment and prior rental history.
  • Enforce community policies to ensure quality living standards.
  • Oversee and/or prepare all legal notices and issue them accordingly.
  • Supervise, train, and develop team members.
  • Ensure all income is deposited daily and applied correctly to the resident's ledger.
  • Familiarize with the property budget and work with the Portfolio Manager to minimize expenses.
  • Ensure all resident files are complete at move-in and move-out, discarding old files according to policy and procedures.
  • Market the apartment community and oversee leasing duties to achieve the highest possible occupancy.
  • Perform leasing functions as needed and assist leasing staff when required.
  • Review all advertising on a weekly basis.
  • Ensure the highest standard of curb appeal by walking the property daily.
  • Operate property management software program.
  • Resolve resident issues and document incidents.
  • Approve or oversee invoices and ensure timely submission to corporate.
  • Prepare and/or oversee weekly and monthly reports for accuracy and submit to corporate per company policies.
  • Inspect all vacant and rent-ready units ensuring that all maintenance is completed prior to move-in.
  • Assume primary responsibility for all proper documentation in the community.
  • Report all on-site injuries to Corporate immediately and adhere to the response to injury folder requirements.
  • Ensure work orders are completed in a timely fashion and in accordance with company policy.
  • Be knowledgeable about the emergency plan and confirm that the team is trained and capable of carrying out requirements.
  • Perform all other duties assigned by Supervisor.

Requirements

  • Two or more years of experience managing 100 plus units.
  • Experience managing multiple sites in property management.
  • Strong budgeting skills.
