About the position

The Community Manager at Element SouthPark is responsible for overseeing the daily operations of a mid-rise property with 345 units. This role involves managing team members, daily activities, and resources to meet established financial and operational goals while ensuring compliance with company policies and various housing regulations, including Fair Housing and the Americans with Disabilities Act. The Community Manager plays a crucial role in developing budgets by analyzing financial statements and market trends, setting rent rates, and ensuring timely collection of rents and fees. They are also responsible for approving vendor invoices, managing petty cash, and overseeing lease enforcement processes, including resident applications and evictions. In addition to financial management, the Community Manager is tasked with promoting resident satisfaction and retention by addressing complaints and service requests promptly. They conduct regular property inspections to ensure that the property meets safety and cleanliness standards. The role also includes supervising property staff, which involves hiring, training, and performance management in line with company policies. The Community Manager will maintain a strong relationship with property owners by providing updates on property performance and responding to their requests. This position requires a proactive approach to managing the property and its team, ensuring that all operations align with the company's goals and standards. The Community Manager will work Monday through Friday from 9 am to 6 pm, and may also be eligible for performance bonuses based on individual and company performance.

Responsibilities

  • Manage the day-to-day operations of the assigned property.
  • Oversee team members and daily activities to achieve budgeted financial and operational goals.
  • Ensure compliance with company policies and various housing regulations.
  • Provide input into the development of property budgets by analyzing financial statements and market information.
  • Set rent rates and ensure timely collection of rents and fees.
  • Approve invoices from vendors and contractors, ensuring validity and proper coding.
  • Control expenditures by managing the budget and petty cash fund.
  • Oversee the lease enforcement process, including approving applications and conducting inspections.
  • Gather and analyze market trends to implement marketing and leasing strategies.
  • Promote resident satisfaction by addressing complaints and service requests promptly.
  • Conduct regular property inspections to maintain safety and cleanliness standards.
  • Supervise property staff, including hiring, training, and performance management.
  • Assist in managing the client/owner relationship by providing updates and conducting property tours.

Requirements

  • Knowledge of Fair Housing regulations and compliance standards.
  • Experience in property management and operations.
  • Strong financial acumen, including budget development and analysis.
  • Ability to manage and lead a team effectively.
  • Excellent communication and interpersonal skills.
  • Proficiency in property management software and tools.
