About the position

The Community Manager for Permanent Supportive Housing Communities plays a crucial role in supporting Eden Housing's mission to create and sustain high-quality affordable housing communities that promote equity and opportunity for all. This position is under the direction of the Property Supervisor and is responsible for establishing high standards of property management services that prioritize person-centered approaches focused on customer service and resident retention. The Community Manager must be adaptable and understanding of the behaviors associated with individuals facing behavioral and mental health challenges, and they are expected to actively support housing retention initiatives. In this role, the Community Manager will lead a team, fostering a cooperative environment among staff, residents, and social service agencies. They will collaborate with Resident Services and third-party service agencies to address the social service needs of residents, ensuring effective partnerships and participation in relevant meetings. The Community Manager is also responsible for conflict resolution and de-escalation, directly supervising one or more employees in accordance with Eden Housing's policies and applicable laws. For those Community Managers who live on-site, they will also take on the responsibilities of the Night Manager, which includes responding to after-hours emergencies and ensuring the safety and security of the property. The position requires a proactive approach to property management, including physical asset maintenance, marketing and leasing, resident management, financial reporting, regulatory compliance, and day-to-day administration of the property office. The Community Manager must also ensure that the property maintains a positive tenant environment and adheres to fair housing laws and regulations.

Responsibilities

  • Develop high property management service performance standards focused on customer service and resident retention.
  • Supervise maintenance and janitorial staff, conducting site inspections and property walks to maintain curb appeal.
  • Maintain full occupancy and manage the waiting list, conducting potential move-in interviews and managing the move-in process.
  • Create a positive tenant environment and address resident concerns in a timely manner.
  • Develop and maintain relationships with residents, staff, and social service agencies to foster a sense of community.
  • Create property annual budgets and supervise the collection of rents.
  • Ensure compliance with regulatory and financial partner requirements, including timely income recertification of residents.
  • Manage day-to-day administration of the property office, including handling resident inquiries and concerns.
  • Provide leadership and direction to staff, promoting teamwork and cooperation among team members.

Requirements

  • High school diploma or GED; Bachelor's Degree preferred.
  • One year of experience in affordable housing management, preferably with special needs populations.
  • Experience managing people, projects, materials, and information.
  • Ability to work closely with Resident Services and Social Service Agencies.
  • Excellent communication, customer service, and critical thinking skills.

Nice-to-haves

  • Knowledge of Yardi software is a plus.
  • Ability to handle multiple projects and shifting priorities in a fast-paced environment.
  • Second language skills are a plus.
