The Community Manager is responsible for managing the day-to-day operations of an assigned property. This includes overseeing team members, daily activities, and resources to achieve established budgeted financial and operational goals. The Community Manager ensures compliance with company policies and procedures, as well as with Fair Housing, the Americans with Disabilities Act, the Fair Credit Reporting Act, and other laws governing multi-family housing operations. The role involves providing input into budget development by analyzing financial statements, reviewing marketing information, and assessing operational reports to establish performance patterns. In this position, the Community Manager will meet targeted revenues by setting rent rates, ensuring timely collection and posting of rents and fees, and preparing monthly financial status reports. The role also includes approving invoices from vendors and contractors, controlling expenditures within the approved budget, and managing the lease enforcement process. The Community Manager will gather and analyze market trends to implement marketing and leasing strategies that achieve occupancy and revenue goals. Promoting resident satisfaction and retention is crucial, as is ensuring that the maintenance team meets company standards for service requests. Regular property inspections will be conducted to maintain safety, cleanliness, and appeal. Additionally, the Community Manager will supervise property staff, assist in managing client relationships, and provide updates on property performance.
