About the position

The Community Manager I position at Eden Housing is a full-time role that actively supports the mission of creating and sustaining high-quality affordable housing communities that advance equity and opportunity for all. Under the direction of the Property Supervisor, the Community Manager is responsible for the overall operation of the property, ensuring that policies, procedures, and programs are implemented effectively to maintain a well-managed and maintained community. This includes developing a supportive environment for residents, ensuring sound fiscal management, maintaining acceptable occupancy levels, and overseeing the cleanliness and maintenance of buildings and grounds. The Community Manager also manages onsite staff, interacts with vendors, and may work with a Board of Directors if applicable. The role requires the Community Manager to exercise good judgment and discretion in dealing with residents, visitors, vendors, and staff. Leadership is a key component, as the Community Manager is expected to foster a cooperative team environment among staff and residents. For those living on-site, the Community Manager will also perform the duties of a Night Manager, responding to after-hours emergencies and building issues as they arise. Essential duties include supervising maintenance and janitorial staff, ensuring compliance with safety and regulatory standards, maintaining full occupancy through effective marketing and leasing strategies, and managing resident relations to promote a harmonious community atmosphere. Financial management is also a critical aspect of the role, requiring the Community Manager to maintain accurate financial records, collect rents, and prepare budget reports. The position demands a proactive approach to problem-solving and a commitment to the principles of fair housing and equal opportunity.

Responsibilities

  • Supervise maintenance and janitorial staff, including contract or temporary personnel.
  • Ensure completion of required preventative maintenance checklists and follow up on maintenance work.
  • Conduct regular inspections of the property to ensure proper maintenance and safety.
  • Manage the marketing and leasing of units to maintain full occupancy.
  • Review and process rental applications and leases for compliance with policies.
  • Attend and participate in community activities and meetings to enhance resident relations.
  • Ensure compliance with regulatory requirements and maintain accurate resident files.
  • Collect rents and maintain financial records in the YARDI accounting system.
  • Prepare and submit budget reports and variance reports to the Property Supervisor.
  • Respond to after-hours emergencies and manage building security.

Requirements

  • One year of experience in affordable housing management or relevant property management experience.
  • Ability to supervise and manage staff effectively.
  • Strong communication and customer service skills.
  • Knowledge of Yardi software is a plus.
  • Ability to handle multiple projects and shifting priorities in a fast-paced environment.

Nice-to-haves

  • Experience with HUD and/or CTCAC properties preferred.
  • Second language skills are a plus.
  • ARM certification preferred.
