About the position

The Community Manager III at Eden Housing Inc. is responsible for the overall operation of multiple sites or a single large property, ensuring compliance with management policies and regulatory agencies. This role involves developing a supportive environment for residents, maintaining fiscal management, overseeing property maintenance, managing onsite staff, and interacting with vendors. The Community Manager III is expected to provide leadership, facilitate teamwork among staff, and ensure a well-maintained community.

Responsibilities

  • Supervise maintenance and janitorial staff, including contract or temporary personnel.
  • Oversee all vendors and contractors to ensure quality of service.
  • Assist in scheduling personnel for emergency maintenance.
  • Schedule routine maintenance and janitorial work, ensuring quality control through inspections.
  • Conduct regular inspections of properties to ensure safety and attractiveness.
  • Manage vacant apartment turnover procedures to meet Eden Housing standards.
  • Review and ensure timely completion of work orders in Yardi system.
  • Prepare lists of required capital replacements for budget preparation.
  • Conduct annual inventory of building contents and tools.
  • Bid out and select contract services, monitoring vendor performance.
  • Ensure compliance with municipal and fire codes, obtaining necessary permits.
  • Prepare recommendations for repairs, improvements, and equipment needs.
  • Utilize HD Supply app for safety inspections and reports.
  • Maintain full occupancy through effective marketing and leasing strategies.
  • Supervise staff in the turnover of vacant rental units.
  • Conduct applicant interviews and verify income documentation.
  • Walk vacant apartments to ensure readiness for showing.
  • Supervise move-in and move-out procedures, ensuring timely security deposit refunds.
  • Conduct marketing tours and prepare market surveys as needed.
  • Attend meetings and activities to enhance community relations.
  • Promote harmonious relations among residents, staff, and vendors.

Requirements

  • Proven experience in property management or a related field.
  • Strong leadership and team management skills.
  • Excellent communication and interpersonal skills.
  • Ability to manage multiple properties and staff effectively.
  • Knowledge of federal, state, and local housing regulations.
  • Experience with budgeting and fiscal management.

Nice-to-haves

  • Experience with Yardi property management software.
  • Bilingual in English and Spanish.
