About the position

The Community Manager at Block Multifamily Group is responsible for overseeing the daily operations of the property, ensuring it is maintained in the best interest of the owner. This role involves managing staff, maintaining high occupancy rates, and ensuring compliance with property management regulations. The Community Manager will also be involved in fiscal planning and resident relations, making it a pivotal position within the organization.

Responsibilities

  • Maximize Net Operating Income and maintain high occupancy.
  • Maintain proper and adequate staffing, schedule workloads and vacation time of employees.
  • Direct, monitor and evaluate work performed by employees and contracted services.
  • Maintain confidential employee files and process time sheets of employees.
  • Work with Supervisor to develop and arrange on-going training for self and staff as needed.
  • Implement effective resident retention programs (move-in & service follow up). Maintain good resident relations.
  • Review all pertinent verifications and lease applications for approval. Process same as needed.
  • Monitor delinquencies, initiate & process three- & seven-day notices & legal proceeding for evictions as needed.
  • Ensure residents are not violating the lease, property rules, or policies of the company and the community.
  • Learn and implement the policies and procedures of the company.
  • Ensure all Accounts Payable are accurate and submitted in a timely manner.
  • Stay abreast of market conditions & trends. Conduct regular market surveys & maintain all related information on the competition.
  • Complete the ongoing required training assignments through our online learning platform.
  • Operate motor vehicles such as golf carts if applicable.
  • Develop and maintain professional contacts within the area and participate in public relations activities.
  • Assist in setting up marketing and advertising program with Supervisor.
  • Daily physical inspection of community. Routinely inspect the entire community to detect potential problems.
  • Inspect curb appeal, offices, and models daily.
  • Analyze signage for appearance, effectiveness and inspect at least weekly.
  • Ensure all prospect traffic (phone, written, walk-in) is handled in a way to maximize current & future occupancy.
  • Review for approval and/or personally prepare & process all move-in, move-out documents & renewals.
  • Prepare all weekly and monthly reports and submit to Supervisor.
  • Provide information to various relocation departments and agencies - makes occasional personal contact.
  • Be courteous to all residents and prospects. Present a professional image.
  • Perform other duties as assigned by Supervisor.

Requirements

  • Proven experience in property management, with at least 2 years in a supervisory or managerial role.
  • Strong knowledge of property management software and Microsoft Office Suite.
  • Excellent interpersonal and communication skills, both written and verbal.
  • Demonstrated ability to manage multiple priorities and meet deadlines in a fast-paced environment.
  • Knowledge of, or ability to learn, Federal, State, and local landlord/tenant laws and fair housing regulations.
  • Valid Driver's License and reliable transportation.
  • Strong customer service orientation and managerial skills. Ability to exercise good judgment.
  • Ability to carry a cell phone and respond to emergencies.
  • Basic math skills and office and computer skills.
  • Knowledge of, or ability to learn, advertising and marketing tactics to maximize occupancy.
  • Ability to climb stairs, walk, bend, grasp, and lift up to 25 lbs.
