About the position

Sares Regis Group of Newport Beach, California, is seeking an experienced Community Manager for one of our 300+ unit communities. This role is pivotal in overseeing the overall supervision and performance of the property, ensuring that all operations run smoothly and efficiently. The Community Manager will be responsible for hiring, training, and developing a competent team to manage daily operations effectively. This includes reviewing daily rent recommendations, identifying opportunities to maximize income, and ensuring compliance with resident insurance procedures and screening criteria. The Community Manager will also be tasked with implementing timely legal delinquent rent procedures and ensuring that resident retention procedures are executed effectively. In addition to operational responsibilities, the Community Manager will analyze monthly performance, complete variance reports, and initiate annual budgets and forecasts. They will need to stay informed about potential market challenges and educate themselves and their team about competitors and market conditions to create effective marketing plans. The role also involves managing recurring contract work, ensuring quality and compliance with contractor insurance and lien waiver requirements, and monitoring the performance of contractors to ensure timely and quality service. Safety is a critical aspect of this position, and the Community Manager will ensure that OSHA and other safety procedures are implemented, conducting routine safety meetings and confirming that up-to-date MSDS information is available. They will work closely with the maintenance supervisor to identify potential repairs or capital projects and ensure that the property maintains a high curb appeal that meets corporate and regional standards. The Community Manager will also be responsible for adhering to company policies and procedures as outlined in the employee handbooks and property policy manuals.

Responsibilities

  • Responsible for hiring, training and developing a competent team.
  • Manages daily operations directly or indirectly, including reviewing daily rent recommendations and identifying opportunities to maximize income.
  • Collects rents and implements timely legal delinquent rent procedures; assures resident insurance compliance procedures are in place.
  • Ensures screening criteria and policies are adhered to; implements resident retention procedures timely and effectively.
  • Completes weekly reports accurately and timely; approves invoices and ensures timely data input.
  • Reviews and analyzes monthly performance; completes meaningful variance reports; initiates annual budgets and forecasts.
  • Identifies potential market challenges and creates effective marketing plans.
  • Bids out recurring contract work to assure quality and best price; monitors contractor performance.
  • Implements OSHA and other safety procedures; educates team on safety precautions and confirms MSDS information is available.
  • Identifies potential repairs or capital projects in conjunction with the maintenance supervisor; ensures quality curb appeal meets standards.

Requirements

  • 3+ years of experience as a Community Manager of a 300+ unit lease-up community.
  • Excellent problem-solving, interpersonal, and communication skills.
  • Strong leadership and supervisory skills.
  • Comfortable generating social media content on all social networks.
  • Excellent sales skills.
  • Ability to read, analyze, and interpret general business periodicals and write reports and business correspondence.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, and area.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations with limited standardization.
  • Knowledge of operations software used at the property level, including Outlook, Internet software, Excel, and Word.
