The community manager plays a crucial role in overseeing all aspects of property operations, ensuring that residents have the best possible experience. This position requires a thorough understanding of leasing and marketing, customer service, maintenance procedures, administrative duties, and financial management. The community manager is responsible for coordinating and managing all personnel, activities, and resources on the property to achieve fiscal and physical goals. This includes actively participating in tasks assigned to the leasing team to ensure overall success. The community manager starts each day with a quick staff meeting to set daily expectations for team members. They are responsible for walking all common areas daily to ensure cleanliness and maintenance. Leading, mentoring, and directing on-site staff is essential to achieving operational goals. The community manager must ensure that all team members present a professional appearance and adhere to established dress codes, including wearing uniforms and name badges. Providing exceptional customer service is a key responsibility, as the community manager must quickly respond to resident complaints, questions, and requests. They drive leasing efforts to achieve occupancy goals and direct the leasing team to ensure all leads are handled promptly and professionally. Additionally, the community manager oversees the maintenance team to ensure timely resolution of service requests and efficient unit turns. They maintain occupancy levels to meet or exceed budgeted expectations and suggest rent growth opportunities based on a thorough understanding of the local market. The community manager also oversees the collection of rent, ensuring that late fees are collected and evictions are filed as necessary. They provide input into the development of annual budgets and actively manage operational finances, controlling spending to budget. Regular property inspections are conducted to ensure that all physical aspects of the property meet established standards. The community manager strives to increase their professional knowledge and abilities, working towards career advancement.

Responsibilities

  • Lease the property from pre-leasing to stabilization by meeting or exceeding targeted goals and milestones.
  • Embrace the company culture and provide a supportive environment for training and growth.
  • Conduct daily staff meetings to set expectations for team members.
  • Walk all common areas daily to ensure cleanliness and maintenance.
  • Lead, mentor, and direct on-site staff to achieve operational goals.
  • Ensure team members present a professional appearance and follow dress codes.
  • Work with staff to build their skill sets and improve their abilities.
  • Provide exceptional customer service by responding quickly to resident complaints and requests.
  • Drive leasing to achieve occupancy goals at or above budgeted expectations.
  • Direct leasing team to ensure all leads are responded to quickly and professionally.
  • Direct maintenance team to ensure timely resolution of service requests and efficient unit turns.
  • Maintain the make ready board in real time with the maintenance lead.
  • Verify that all make ready units are walked by leasing team members upon completion.
  • Maintain occupancy to meet or exceed budgeted expectations and suggest rent growth opportunities.
  • Conduct competition research and ensure timely delivery of renewal offers to bolster resident retention.
  • Oversee rent collection, ensure late fees are collected, and manage evictions as necessary.
  • Attend court proceedings for collections/evictions as necessary.
  • Provide input into the development of annual budgets and manage operational finances.
  • Conduct regular property inspections to ensure all physical aspects meet established standards.
  • Manage staff time to ensure timely completion of required reporting.
  • Strive to increase professional knowledge and abilities.

Requirements

  • Basic computer knowledge including Microsoft Word, Excel, Outlook, and property management software.
  • Positive attitude and focus on customer service.
  • Sales, leasing, and marketing ability.
  • Experience in social media and technology.
  • Strong time management, organization, problem-solving, and judgment skills.
  • Keen attention to detail and accuracy.
  • Strong written and verbal communication skills.
  • Flexibility to work weekends, overtime, and other unscheduled times as needed.
  • 3+ years prior management experience.
  • College degree preferred (2 or 4 Year); high school diploma or equivalent required.
  • Industry designations such as CAM, ARM, CAPS, and CCM are strongly encouraged.
