About the position

As a Community Manager at the Soul Apartment Complex in St. Paul, Minnesota, you will play a crucial role in the success of the apartment community. Your responsibilities will encompass all aspects of day-to-day operations, including administration, marketing, leasing, customer service, maintenance, and caretaking. You will be tasked with maintaining the physical asset of the property while striving to enhance its financial performance in line with the goals outlined in the annual operating budget. The ideal candidate will have a passion for community engagement, social media management, and event planning, along with prior experience in community management, particularly in affordable housing and compliance with relevant regulations. In this role, you will provide leadership to the site staff, demonstrating a strong commitment to operational effectiveness and clear direction to achieve performance goals. You will also be responsible for developing and implementing effective marketing strategies to maximize occupancy and overall property performance. This includes managing rent levels, ensuring timely online information placement, and establishing connections within the surrounding community to enhance referral opportunities. Your marketing efforts will be complemented by maintaining a robust social media presence and actively soliciting reviews to improve service and reputation scores. Leasing responsibilities will involve ensuring market-ready apartments for showings, maintaining up-to-date marketing materials, and providing prompt responses to rental inquiries. You will oversee the application process, ensuring compliance with the low-income housing tax credit (LIHTC) program requirements, and complete annual recertification paperwork with residents. Administrative tasks will include accurate completion of clerical duties, maintaining a clean office environment, and utilizing Yardi Property Management Systems for effective data management. Additionally, you will work closely with the Property Supervisor to create annual operating and capital improvement budgets, manage expenses, and prepare for legal proceedings if necessary. Your role will also involve fostering resident retention through excellent customer service, resolving disputes, and organizing community events to build positive relationships within the community. You will supervise site staff, providing training, performance evaluations, and necessary support to ensure compliance with company policies and fair housing laws. Overall, your leadership and management skills will be essential in creating a thriving community at the Soul Apartment Complex.

Responsibilities

  • Provide leadership to the site staff and demonstrate strong commitment to operational effectiveness.
  • Develop and implement effective marketing strategies to maximize occupancy and property performance.
  • Manage rent levels and concessions in relation to unit availability to maximize property income.
  • Maintain social media presence and reputation scores by posting regularly and responding to online reviews.
  • Ensure market-ready apartments are available for showings and maintain adequate marketing materials.
  • Oversee the application process and ensure compliance with LIHTC program requirements.
  • Complete annual recertification paperwork with residents in accordance with LIHTC requirements.
  • Complete all administrative and clerical tasks accurately and promptly.
  • Utilize Yardi Property Management Systems for timely and accurate data management.
  • Work with Property Supervisor to create annual operating and capital improvement budgets.
  • Prepare paperwork and represent the owner in court for eviction actions if necessary.
  • Resolve resident disputes or complaints in a fair and professional manner.
  • Conduct community events to establish positive relationships within the community.
  • Walk building and grounds daily to observe maintenance performance and prioritize tasks.
  • Assist in recruiting, interviewing, and hiring qualified employees for the site staff.

Requirements

  • 3 years of property management experience (Required)
  • 2 years of experience with LIHTC (Required)
  • Understanding of state statutes and fair housing laws applicable to multi-family communities.
  • Detailed understanding of maintenance and caretaking issues related to multi-family units.
  • Ability to learn and master Yardi property management computer system and related modules.
  • Proficient in Microsoft Office, Outlook, and property management software.

Nice-to-haves
