About the position

The Community Manager is a key role responsible for overseeing the operations and performance of a residential community. This position involves managing people, activities, and resources to ensure a seamless experience for residents, prospective residents, visitors, and team members. The Community Manager operates in the best interest of the owner while adhering to company policies and procedures.

Responsibilities

  • Operate the asset in the owner's best interest in accordance with Carleton policies and procedures.
  • Maintain accurate records of all community transactions and submit on a timely basis.
  • Ensure all rents, fees and charges are collected, posted and deposited in a timely manner.
  • Process requests for residency in accordance with established procedures, including obtaining verifications and entering information into the computer.
  • Prepare annual budgets and income projections in a timely and accurate manner.
  • Follow-up on delinquent accounts and pursue collections in accordance with established procedures.
  • Monitor expenses to ensure spending is within guidelines.
  • Maintain tenant files and related documentation regarding continuing eligibility and adjustments.
  • Show vacant apartments utilizing professional marketing procedures, and maintain a high level of continued occupancy by leasing property in a timely manner.
  • Complete Rental Agreements.
  • Make daily bank deposits.
  • Prepare detailed reports in accordance with established procedures.
  • Complete move-out reports and reconcile accounts forwarding to A.P. for disbursement of security deposits.
  • Address resident concerns in a professional manner.

Requirements

  • 2+ years of related property management experience in the multifamily industry.
  • Proficiency in Microsoft Outlook, Word, and Excel.
  • Knowledge of RealPage and Onesite.
  • Excellent interpersonal communication skills, including the ability to motivate and lead a team.
  • Able to multitask and meet deadlines in a timely and organized manner.
  • Extremely dependable individual with a high level of accountability.
  • Strong organizational skills and attention to detail.
  • Must possess a great personality.
  • Must be able to tour the community with potential residents, which includes walking, standing, sitting, and climbing stairs.
  • Must occasionally be able to lift up to 10 lbs.
  • Ability to drive when needed.
  • A valid driver's license and proof of liability insurance is required.
