About the position

Karya Property Management is seeking a dedicated and ambitious Community Manager to oversee our Nashville, TN property. This full-time position is crucial for ensuring the smooth operation of the property and achieving both financial and operational goals. The Community Manager will be responsible for managing all on-site staff and daily operations, ensuring compliance with Karya policies, and promoting resident satisfaction. This role requires a proactive approach to managing leasing activities, customer satisfaction, and property maintenance, making it essential for the Community Manager to have strong leadership and communication skills. In this role, the Community Manager will oversee leasing activities, including following up on leads and approving applications. They will actively manage customer satisfaction and work to improve retention rates by encouraging property staff to follow up on lease renewals. Daily responsibilities will include reviewing collections, monitoring property work orders, and supervising the execution of maintenance tasks with lead personnel. The Community Manager will also manage the make-ready schedule, audit the rent roll, and submit necessary HR paperwork to corporate, including new hires and payroll. The Community Manager must be available for emergency calls and will assign work to on-call maintenance staff as needed. This position requires a high level of organization, professionalism, and respect, especially in challenging situations. The ideal candidate will have a strong background in property management and a commitment to enhancing the living experience for residents.

Responsibilities

  • Overlook leasing activity - follow up on leads and approve application outstanding
  • Actively manage customer satisfaction and improve retention rate - encourage property staff to follow up on renewals
  • Review collections daily and make decisions where required
  • Monitor all property work orders and supervise execution with lead maintenance personnel
  • Manage the make ready schedule and supervise the progress
  • Audit rent roll to monitor rent, lease expiration, MTM tenants, evictions
  • Submit all necessary HR paperwork to corporate (new hire, payroll, terminations, etc.)
  • Attend emergency calls and assign work to the on-call maintenance
  • Perform other duties assigned

Requirements

  • High School Diploma or Equivalent required / College Degree preferred
  • 3+ years' experience as a Community Manager at a Multifamily property
  • Knowledge of leasing, renewal, collecting rent, and property management
  • Experience with CAM or CAPS
  • Experience with Onesite
  • Excellent verbal and written communication skills
  • Customer service experience
  • Ability to communicate effectively with residents and team members
  • High sense of urgency, with the ability to meet deadlines
  • Ability to remain organized, professional, and respectful in challenging situations
