The Community Manager - Property Manager is responsible for ensuring the efficient day-to-day operations of the property. This role involves preparing and filing leases, promoting the property, and retaining current tenants. The Community Manager will manage the properties in the most efficient and profitable manner possible, given existing marketing conditions, while creating the greatest possible satisfaction and well-being of all individuals associated with the property, including employees and residents. This position is crucial in achieving the highest possible net operating income through effective cost control, revenue maximization, and delinquency management programs. The Community Manager will develop yearly operating budgets and sales/marketing plans, accurately preparing and conveying all operational and financial data in a timely manner. They will work closely with property owners to identify goals and objectives, ensuring that these are clearly described in the yearly operating budgets and sales/marketing plans. Monthly performance and budget projections will be analyzed and compared to the annual management plan and budget, with strategies adjusted accordingly. In addition to financial oversight, the Community Manager will ensure compliance with tenant leases, regulatory items, and management contracts. They will oversee the collection of rent, payment of expenses, and compliance with lease terms, while also providing service to commercial tenants by serving as a key point of contact for information, cleaning, maintenance, and repair needs. Maintaining high customer service standards is essential, as is the ability to communicate effectively with residents, employees, vendors, supervisors, and owners. The role also includes developing and implementing a sales and marketing plan that maximizes rental income and results in high occupancy and competitive pricing. The Community Manager will ensure that all physical aspects of the property are fully functional and attractive, inspecting grounds, buildings, and apartment units regularly. They will identify and implement creative programs to increase the property's value and improve services to residents, while adhering to the company's safety programs and promoting safe work practices among on-site staff. This position requires a proactive approach to problem-solving and the ability to manage multiple tasks effectively.
