About the position

The Community Manager at Capital Square Living is responsible for overseeing the daily operations of a designated property, ensuring compliance with company policies and relevant housing regulations. This role involves managing team members, financial performance, resident satisfaction, and property maintenance to achieve operational goals and maintain a high standard of living for residents.

Responsibilities

  • Handle day-to-day operations of the assigned property.
  • Manage team members and daily activities to achieve budgeted financial and operational goals.
  • Ensure compliance with Fair Housing, ADA, and other relevant laws and regulations.
  • Provide input into the development of property budgets by analyzing financial statements and marketing information.
  • Meet targeted revenues by setting rent rates and ensuring timely collection of rent and fees.
  • Approve invoices from vendors and contractors, ensuring validity and proper coding of charges.
  • Manage communication between vendors, accounting, and clients/owners.
  • Control expenditures by adhering to the approved budget and managing cash fund balances.
  • Oversee the leasing process, including approving applications and conducting apartment inspections.
  • Gather and analyze market trends to implement marketing and leasing strategies.
  • Promote resident satisfaction by addressing complaints and service issues promptly.
  • Ensure maintenance team compliance with company standards for service requests.
  • Conduct regular property inspections to maintain safety and cleanliness standards.
  • Complete various accounting and administrative reports as necessary.

Requirements

  • High School diploma or GED or related experience and/or training.
  • Demonstrated management and supervisory skills.
  • Ability to read, write, and communicate effectively.
  • Proficient in word processing, spreadsheet, and database management programs.
  • Strong proficiency in property management software, preferably Yardi.
  • Demonstrated mathematical skills for financial reporting.
