About the position

As a Community Manager at Greystar, you will be responsible for managing the day-to-day operations of an assigned property. This includes overseeing team members, daily activities, and resources to achieve established budgeted financial and operational goals. You will ensure that the property operates in compliance with company policies and procedures, as well as relevant laws and regulations governing multi-family housing operations, such as the Fair Housing Act and the Americans with Disabilities Act. Your role will involve providing input into the development of budgets for the property by analyzing financial statements, reviewing marketing information, and assessing operational reports to establish performance patterns. You will be tasked with meeting targeted revenues by setting rent rates, ensuring timely collection and posting of rents and fees, making financial bank deposits, and preparing monthly financial status reports. In addition, you will approve invoices from vendors and contractors, ensuring the validity of certificates of insurance and managing communication between vendors, accounting, and clients. You will control expenditures by adhering to the approved budget and managing the petty cash fund. You will oversee the lease enforcement process, which includes approving resident applications, conducting apartment inspections, and managing evictions and late fee collections. Your role will also require you to analyze current market trends to implement effective marketing and leasing strategies aimed at achieving occupancy and revenue goals. Promoting resident satisfaction and retention will be a key focus, as you will respond to complaints and service requests in a timely manner. Regular property inspections will be conducted to ensure that the property meets established standards for safety, cleanliness, and overall appeal. As a Community Manager, you will supervise property staff, including hiring, training, and managing performance in accordance with company policies. Lastly, you will assist in managing the client/owner relationship by conducting property tours, providing updates on property performance, and responding to owner requests as needed.

Requirements

  • Proven experience in property management or a related field.
  • Strong financial acumen and experience with budgeting and financial reporting.
  • Excellent communication and interpersonal skills.
  • Ability to analyze market trends and implement effective strategies.
  • Strong leadership skills and experience managing a team.
  • Knowledge of relevant laws and regulations governing multi-family housing operations.
