About the position

As a Community Manager at Greystar, you will be responsible for overseeing the daily operations of an assigned property, ensuring that it meets established financial and operational goals. This role involves managing team members, daily activities, and resources while ensuring compliance with company policies and various housing regulations, including Fair Housing and the Americans with Disabilities Act. You will play a crucial role in developing budgets by analyzing financial statements and market trends, setting rent rates, and ensuring timely collection of rents and fees. Your responsibilities will also include approving vendor invoices, managing expenditures, and overseeing lease enforcement processes, which involve approving resident applications and conducting apartment inspections. In addition to financial management, you will be tasked with promoting resident satisfaction and retention by addressing complaints and service requests promptly. Regular property inspections will be part of your duties to ensure that the property maintains high standards of safety, cleanliness, and appeal. As a Community Manager, you will supervise property staff, including hiring, training, and performance management, while also managing the relationship with property owners through regular updates and property tours. This position is pivotal in maintaining the operational integrity and financial success of the property while fostering a positive community environment.

Responsibilities

  • Manage the day-to-day operations of the assigned property.
  • Provide input into the development of property budgets by analyzing financial statements and market information.
  • Meet targeted revenues by setting rent rates and ensuring timely collection of rents and fees.
  • Approve invoices from vendors and contractors for payment, ensuring validity and proper coding.
  • Control expenditures by adhering to the approved budget and managing petty cash.
  • Oversee the lease enforcement process, including approving resident applications and conducting inspections.
  • Analyze market trends to implement marketing and leasing strategies for occupancy and revenue goals.
  • Promote resident satisfaction by addressing complaints and service requests promptly.
  • Conduct regular property inspections to ensure safety and cleanliness standards are met.
  • Supervise property staff, including hiring, training, and performance management.
  • Manage the client/owner relationship through regular updates and property tours.

Requirements

  • Proven experience in property management or a related field.
  • Strong financial acumen and experience with budgeting and financial reporting.
  • Excellent communication and interpersonal skills to interact with residents and property owners.
  • Ability to analyze market trends and implement effective marketing strategies.
  • Strong leadership skills to manage and develop a team.
  • Knowledge of Fair Housing laws and regulations.
