The Community Manager for the student housing property in Montgomery, AL, is a pivotal role that requires a candidate with prior experience in student housing management. The Community Manager will be tasked with maximizing the property's net operating income while facilitating optimal performance across various operational aspects. This includes managing personnel, leasing activities, collections, resident services, maintenance, risk management, expense control, revenue enhancement, capital improvements, and compliance with applicable laws and company policies. In this role, the Community Manager will interview, hire, train, and supervise property staff, ensuring that all team members are effectively contributing to the property's success. They will plan and prepare work schedules, assign tasks, monitor job progress, and review work for accuracy and timeliness. Performance management is a key responsibility, as the Community Manager will implement actions related to raises, promotions, discipline, and terminations as necessary. Additionally, they will resolve disputes among associates, promote retention, and control turnover rates. The Community Manager will also be responsible for approving resident applications, discounts, and renewal leases, as well as managing the collection and submission of leasing bonuses. Maintaining budgeted occupancy levels and rental rates is crucial, as is preparing and monitoring the operating budget to ensure expense control and effective rental collections. The role requires the preparation and analysis of property status reports, including financial statements and occupancy reports, to keep stakeholders informed. Furthermore, the Community Manager will develop and implement marketing and resident retention programs, manage resident issues, and oversee vendor selection and relations to ensure quality service. They will maintain organized records for residents and personnel, conduct property inspections to ensure safety and cleanliness, and communicate regularly with supervisors and property owners regarding property performance. Requirements

  • 3 years of experience in student property management (preferred).
