About the position

Madera Residential is seeking a dedicated and passionate individual to join our team as a Property Manager. In this role, you will be responsible for overseeing the daily operations of our residential properties, ensuring that all aspects of property management are executed efficiently and effectively. You will play a crucial role in maintaining the financial health of the properties by meeting established budget guidelines, ensuring timely collection and posting of rents, and maintaining precise communication with vendors and contractors. Your efforts will directly contribute to achieving the highest possible net operating income for the properties under your management. As a Property Manager, you will also be responsible for hiring, training, and motivating on-site staff to exceed operational goals. This includes ensuring that lease files are executed properly and that all records are submitted to the corporate office in a timely manner. You will initiate and implement policies and procedures that foster positive client communications and maintain a high level of customer satisfaction. Regular physical inspections of the community will be part of your responsibilities to ensure that make-readies and preventative maintenance programs are being successfully completed. In addition to operational duties, you will need to stay informed about marketing and leasing trends to strive for occupancy rates that exceed corporate goals. Addressing any liability issues promptly and effectively is essential to ensure the safety of staff, residents, and guests. You will be expected to report all incidents and injuries to the corporate office immediately. The ideal candidate will possess strong logical thinking skills to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate courses of action. You will also need to effectively convey ideas, images, and goals to a diverse group of personalities, ensuring that all team members are aligned with the company's mission and values.

Responsibilities

  • Responsible for meeting established budget guidelines by ensuring all rents are collected and posted in a timely manner.
  • Maintain precise vendor/contractor communications to achieve net operating income at the highest possible rate.
  • Hire, terminate, train, and motivate on-site staff to exceed operational goals.
  • Ensure lease files are executed properly and all records are submitted to the corporate office in a timely manner.
  • Initiate and implement policies and procedures to maintain positive client communications.
  • Physically inspect the community regularly to ensure make-readies and preventative maintenance programs are being successfully completed.
  • Maintain awareness of marketing and leasing trends and strive for occupancy rates to stay above corporate goals.
  • Promptly and effectively address any liability issues that could cause danger to staff, residents, or guests and report all incidents and injuries to the corporate office immediately.
  • Apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions, and initiate appropriate courses of action.
  • Effectively convey ideas, images, and goals to a diverse group of personalities.

Requirements

  • High school diploma or equivalent is required; Bachelor's degree is preferred.
  • Minimum 2 years' experience in property management required.
  • Bilingual preferred.
  • Proficient in Microsoft Office (Word, Excel).
  • Able to multitask and meet deadlines in a timely and organized manner.
  • Demonstrated ability to lead teams, secure leases, and exceed sales goals.
  • Valid driver's license and reliable transportation required.

Nice-to-haves

  • Experience in residential property management is a plus.
  • Knowledge of local real estate market trends.
