About the position

As a Community Manager at Greystar, you will be responsible for overseeing the daily operations of a property with 293 units in Los Gatos, CA. This role requires managing a team, daily activities, and resources to achieve established financial and operational goals while ensuring compliance with company policies and relevant laws governing multi-family housing operations. Your leadership will be crucial in maintaining the property’s standards and enhancing resident satisfaction. In this position, you will provide input into the development of budgets by analyzing financial statements and operational reports. You will be tasked with meeting targeted revenues by setting rent rates, ensuring timely collection of rents and fees, and preparing monthly financial status reports. Additionally, you will approve vendor invoices, manage expenditures within the approved budget, and oversee the lease enforcement process, which includes approving resident applications and conducting periodic inspections. Your role will also involve gathering and interpreting market trends to implement effective marketing and leasing strategies aimed at achieving occupancy and revenue goals. Promoting resident satisfaction is key, and you will need to respond to complaints and service requests promptly. Regular property inspections will be part of your responsibilities to ensure that the property meets safety and cleanliness standards. As a Community Manager, you will supervise property staff, including hiring, training, and managing performance in accordance with company policies. You will also assist in managing the client/owner relationship by providing updates on property performance and responding to owner requests. This position is full-time, Monday through Friday, and is bonus eligible, with a salary range of $73,300.00 - $117,100.00 based on geographic location and individual qualifications.

Responsibilities

  • Manage the day-to-day operations of the assigned property.

  • Control expenditures by managing the budget and petty cash fund.
  • Oversee the lease enforcement process, including approving resident applications and conducting inspections.
  • Gather and analyze market trends to implement marketing and leasing strategies.
  • Promote resident satisfaction by addressing complaints and service requests promptly.
  • Conduct regular property inspections to ensure safety and cleanliness standards are met.
  • Supervise property staff by hiring, training, and managing performance.
  • Assist in managing the client/owner relationship by providing updates and conducting property tours.

Requirements

  • 2+ years of management experience at a site with 300+ units in property management.
  • Strong analytical skills to evaluate financial statements and operational reports.
  • Ability to set and manage budgets effectively.
  • Experience in lease enforcement and resident relations.
  • Excellent communication and interpersonal skills.
