About the position

Balke Brown Transwestern's 2B Residential division is seeking a Community Manager to join the team in Osage Beach. This position is crucial as it encompasses all operational and financial aspects of the assigned properties. The Community Manager will be responsible for maximizing the property's net operating income and ensuring optimal performance across various dimensions, including personnel management, leasing, collections, resident services, maintenance, risk management, expense control, revenue enhancement, capital improvements, information reporting, and compliance with applicable laws and company policies. The Community Manager will play a key role in approving all prospective resident applications, discounts, and renewal leases, and will be responsible for signing all leases. Providing excellent customer service to both prospective and current tenants is paramount, as is promoting a quality living experience for all residents. The role also involves maintaining budgeted occupancy levels, rental rates, and other property goals, while preparing, executing, and monitoring the operating budget to ensure expense control and effective rental collections. In addition, the Community Manager will prepare, analyze, and evaluate property status reports, including financial statements and variance and occupancy reports. They will also be responsible for accurately preparing and submitting property invoices, maintaining knowledge of market conditions, and developing and implementing resident retention, marketing, and advertising programs. Managing resident issues, vendor selection and relations, and maintaining an organized file system for resident information are also key responsibilities. The Community Manager will conduct property inspections to ensure visual appeal and safety, communicate with supervisors and property owners regarding property functions, and prepare emergency plans for various scenarios.

Responsibilities

  • Approves all prospective resident applications, discounts and renewal leases, and signs all leases

  • Audits property files and various status reports to ensure they are being completed timely and accurately
  • Performs property inspections, so as to ensure visual appeal of property and maintain hazard-free conditions
  • Communicates with supervisor and/or property owners regarding the overall function of the property
  • Inspects buildings and grounds to ensure safety and cleanliness, and alerts maintenance to items that need to be repaired
  • Responsible for reporting general liability claims and property loss claims timely and accurately
  • Responsible for shopping competitive properties
  • Prepares and practices emergency plan, including evacuation, earthquake or inclement weather drills, and determines where people will go in the event of an emergency or disaster

Requirements

  • Bachelor's degree in Business Administration, Real Estate, or related field preferred
  • Minimum of 2 years of experience in property management or a related field
  • Strong understanding of property management principles and practices
  • Excellent communication and interpersonal skills
  • Ability to manage multiple tasks and prioritize effectively
  • Proficient in property management software and Microsoft Office Suite
  • Strong financial acumen and budgeting skills
  • Ability to work independently and as part of a team
