About the position

CALCAP Properties is currently seeking a genuinely committed and enthusiastic Community Manager to join our team. This role is responsible for overseeing all day-to-day management of a multi-family community while achieving the company's financial goals. The ideal candidate is customer service oriented, possesses solid financial analysis skills, excellent leasing skills, strong written and verbal communication abilities, and a high level of professionalism. The Community Manager administers and maintains all phases of community operations, which include personnel functions, leasing activity, maintenance, monitoring market conditions, budget control, advertising, and resident relations. The Community Manager will identify and address issues associated with a supervisory position, hire, train, coach, and evaluate on-site employees, and provide staff with direction, guidance, and tools for performing well. This position requires the ability to perform a variety of tasks in a calm and controlled manner, plan and schedule work in advance, and reach decisions quickly based on available information. The Community Manager will also take the initiative to research and complete projects, act as an innovative source for solutions to problems, and provide clear instructions for effective management of on-site staff. In addition to these responsibilities, the Community Manager will complete regular community inspections, conduct staff meetings, and perform duties to attain the highest levels of resident service. This includes responding promptly to employees' and customers' needs and concerns, determining the needs of customers while being pleasant and tactful, and performing various duties associated with payroll and financial reporting. The role also involves negotiating to maximize benefits for the organization, processing and approving payment of invoices, ensuring timely and accurate submission of time sheets, and preparing budget increase recommendations according to market conditions. The Community Manager will support overall marketing efforts, analyze and monitor community market conditions, supervise community recreational and social activities, and ensure staff implements resident retention programs. Compliance with state landlord-tenant law and Fair Housing laws is essential, as is monitoring maintenance activities to ensure resident requests are fulfilled according to company standards.

  • Supervise planning and implementation of community recreational and social activities.
  • Ensure collection of all rent and other property income.
  • Inspect property common areas, models, and vacant units regularly.

Requirements

  • Two plus years of residential management experience, including supervisory responsibility.
  • High school diploma or equivalent; college degree or related coursework preferred.
  • Literate with computerized financial and word processing software.
  • Valid driver's license and good driving record.

Nice-to-haves

  • Sales/multi-family leasing experience preferred.
  • Bilingual in Spanish preferred.
