About the position

The Community Manager at True Property Management, LLC is responsible for overseeing the daily operations of an apartment community, ensuring compliance with company policies and regulatory standards. This role involves managing staff, maintaining property standards, and implementing effective marketing strategies to attract residents. The position offers opportunities for growth and development within a supportive work environment.

Responsibilities

  • Supervise, control, and plan day-to-day activities of the apartment community.
  • Screen, hire, orient, and train new personnel using successful techniques and company directives.
  • Provide support to staff to encourage teamwork and lead by example.
  • Handle all administrative processes involving personnel in a timely manner, including performance evaluations and salary reviews.
  • Determine transitions and promotions for on-site personnel.
  • File reports regarding work-related injuries and maintain accurate records of community transactions.
  • Prepare annual budgets and income projections accurately and timely.
  • Ensure timely collection, posting, and depositing of rents and late fees/check charges.
  • Review, code, and approve invoices for payments and make daily bank deposits.
  • Utilize marketing strategies to secure prospective residents and ensure the property is rented to full capacity.
  • Ensure compliance with federal, state, and local leasing practices and obtain necessary credit and criminal reports for prospective residents.
  • Prepare, process, and sign all leases and related forms or supervise others in doing so.
  • Handle delinquent accounts and aggressively pursue lease renewals.
  • Maintain resident files and ensure a clean, safe, and well-maintained community.
  • Oversee maintenance requests and ensure timely handling of issues.
  • Inspect the property regularly and take necessary actions within budget limits.
  • Supervise outside contractors and prepare the property for inspections as directed by the Regional Community Supervisor.

Requirements

  • Minimum of 2+ years of property management experience.
  • Ability to apply logical thinking principles to define problems and initiate appropriate actions.
  • Achieve Fair Housing certification before interacting with prospects or residents.
  • Competence in personal computer skills, including Microsoft Office Suite (Word, Excel, Outlook) and community software applications.
