If this sounds like you, we encourage you to apply today to become a part of our team! Currently, we are seeking a Community Manager for our property in Carmel, Indiana. As a Community Manager, you will be responsible for supervising property operations to deliver exceptional service to our team members, residents, and communities, while also achieving the financial objectives of the properties. You will play a key leadership role in our organization, upholding our core values of Fourth Street Residential and providing our team members with the necessary guidance, tools, and support for their success.

Responsibilities

  • Manages and oversees the day-to-day operations by upholding policies, procedures, and practices to enable our property to meet budgeted financial goals and achieve operational performance objectives of the overall operations of the property.
  • Provides overall direction and supervision of day-to-day property management with oversight responsibility for management of the property with a great attention to detail.
  • Brand your community by prioritizing curb appeal and maintaining accurate and in-depth knowledge of all aspects of the property and market.
  • Support maintenance operations by partnering with your Service Manager to provide a sparkling product through preventive maintenance, timely and efficient repairs, and a highly organized make-ready process.
  • Partner with the Regional Manager to ensure timely and accurate reporting for the portfolio including vacancy and budget variances, staffing needs, scheduling of staff, payroll, upcoming inspections, and others, as noted on the monthly Operations Calendar.
  • Conducts weekly compliance checks with Regional Manager on all decided KPI's.
  • Responsible for being reliable and dependable on a consistent basis, fulfilling all obligations in an ethical and thorough manner.
  • Regularly inspects field operations, and reviews periodic reports from leasing consultants to determine progress of occupancy and maintenance projects alongside the Director of Facilities.
  • Monitors and ensures adherence to all policies and procedures related to compliance with Fair Housing practices with great attention to detail.
  • Responsible for resolving resident relation issues and escalated complaints from residents.
  • Inspects properties monthly to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations in areas of efficiency.
  • Assists in or develops corrective programs for properties, when needed.
  • Supervises and coordinates preparation of annual operating and capital budgets; monitors and makes recommendations on budget performance and prepares monthly or quarterly summary report of same.
  • Trains and ensures Community Management Teams are utilizing all software's efficiently.
  • Partner with your Regional Manager and Home Office to prepare and follow an operating budget and to plan community capital improvements, repairs, contract developments, and negotiations.
  • Responsible for maintaining composure, keeping emotions in check, controlling anger, and avoiding aggressive behavior, even in very difficult situations.
  • Oversee all accounting functions associated with the property, including processing invoices, paying bills, evictions, and managing resident accounts and charges.
  • Focus on performance metrics ranging from your community's closing ratio to sales conversion rates to apartment turnover efficiency - and everything in between.

Requirements

  • Associate degree in Marketing and/or Business preferred.
  • Three years + of residential multifamily property management or real estate management experience as a Property Manager.
  • Property Management software experience required, preferably with Yardi.
  • Employee Management Experience.
  • Proficient in computer skills, including Microsoft Office and Excel.

Nice-to-haves
