About the position

The Community Manager at Quantum Leap Property Management is responsible for overseeing daily business operations at a San Antonio community. This role requires strong interpersonal skills, effective communication, and the ability to lead and train a team while ensuring compliance with company policies and maintaining high standards of resident service.

Responsibilities

  • Supervise leasing and maintenance activities to ensure compliance with company policy.
  • Analyze performance and trends to develop and implement monthly marketing plan.
  • Train, motivate and supervise all on-site staff in order to achieve operation goals.
  • Conduct employee orientation and training, ongoing formal and informal performance evaluation, review and approve timesheets, instruct and advise on-site staff of employee procedures and guidelines.
  • Facilitate disciplinary action and documentation up to and including termination of employment if necessary.
  • Conduct ongoing training with office staff; e.g., leasing paperwork, workplace safety, and any other type of training that may be needed.
  • Enforce safety policies, regulations and OSHA compliance.
  • Secure bids for repairs and replacement work beyond capability of staff.
  • Provide excellent customer service while maintaining the highest standards for resident service.
  • Adhere to the financial goals of the owner.
  • Complete month-end and year-end reporting as required.
  • Provide narrative of all monthly expense variances +/- 10% per line item.
  • Ensure that property operations are compliant with all applicable regulatory requirements.
  • Build and maintain a reputable online presence through social media that positively reflects the community and its current residents and draws in future residents.

Requirements

  • Three plus years of related multi-family property management experience.
  • Experienced with MS Office Suite including Word and Excel.
  • Experience with Resman a plus.
  • Strong leadership and management skills are essential.
  • Team player with effective communication skills.
