About the position

The Community Manager is responsible for overseeing the operations of a residential community, ensuring exceptional customer service and effective property management. This full-time role requires strong organizational skills and a background in property management, with a focus on team leadership and community maintenance.

Responsibilities

  • Screen, hire, orient, and train new personnel using successful techniques and company directives.
  • Support staff to encourage teamwork and lead by example in creating a harmonious environment.
  • Handle all administrative processes involving personnel in a timely manner, including performance evaluations and salary reviews.
  • Determine transitions and promotions for on-site personnel.
  • File reports regarding any work-related injuries.
  • Maintain accurate records of all community transactions and submit them on time, including rent rolls and delinquency reports.
  • Prepare annual budgets and income projections accurately and timely.
  • Ensure timely collection, posting, and depositing of rents and late fees/check charges.
  • Review, code, and approve invoices for payments and make daily bank deposits.
  • Maximize property occupancy through effective marketing strategies.
  • Oversee the consistency and effectiveness of leasing associates' use of policies and procedures.
  • Ensure compliance with federal, state, and local leasing practices.
  • Prepare, process, and sign all leases and related forms or supervise others in doing so.
  • Collect rents and handle delinquent accounts or supervise others in doing so.
  • Pursue lease renewals aggressively and send notices prior to expiration.
  • Supervise leasing employees to ensure good closing techniques.
  • Handle evictions and landlord liens as necessary.
  • Maintain resident files, including move-in sheets and security dispositions.
  • Ensure residents have a clean, safe, and well-maintained community.
  • Handle maintenance requests promptly and notify residents of delays if parts must be ordered.
  • Maintain common areas and ensure availability of make-ready vacant units.
  • Oversee risk management and emergency procedures, and inspect the property regularly.
  • Maintain key control coding for all units and areas and handle emergencies as they arise.
  • Monitor parking lot for unauthorized vehicles and review weekly reports for accuracy.
  • Supervise outside contractors working on the property and prepare for inspections as directed by the Regional Community Supervisor.
  • Report any violations of company policy by employees to the Regional Community Supervisor and develop community policies.

Requirements

  • Minimum of 3+ years of property management experience, with at least 1 year in a Community Manager role.
  • Proficiency in property management software, preferably Entrata.
  • Ability to apply logical thinking to define problems and initiate appropriate actions.
  • Achieve Fair Housing certification prior to interacting with prospects or residents.
  • Competence in personal computer skills, including Microsoft Office Suite and community software applications.
  • Knowledge of OSHA laws and regulations.
  • Ability to work evenings and weekends as needed.
  • Present a neat, clean, and professional appearance at all times.
  • Comply with expectations outlined in the Employee Handbook.
  • Successfully pass a drug test.

Nice-to-haves

  • College degree preferred.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
