About the position

The Community Manager is responsible for overseeing all aspects of onsite operations at a residential community, including personnel management, leasing, maintenance, finances, and risk management. The role aims to enhance the community's value while maximizing the living experience for residents through effective operational coordination and strategic marketing initiatives.

Responsibilities

  • Manage all phases of onsite operations including personnel, leasing, maintenance, finances, administration, and risk management.
  • Establish leasing benchmarks and a strategic marketing plan to achieve budgeted occupancy goals.
  • Plan and implement grand opening events and establish partnerships with local businesses.
  • Analyze market trends and adjust marketing strategies accordingly.
  • Direct day-to-day activities related to loss prevention, risk management, safety, maintenance, and leasing.
  • Develop working income for property operations by managing cash flow and leasing strategy.
  • Analyze and produce monthly financial statements and manage cash flow requirements.
  • Maintain accurate community files and records, ensuring lease data is correctly input into management software.
  • Coordinate collection and documentation of all revenues from residents.
  • Supervise and approve invoices for goods/services required to maintain the community.
  • Lead the on-site maintenance technicians, office staff, and leasing team members.
  • Manage resident relations regarding repairs, maintenance, and lease issues.

Requirements

  • Four years of experience in property management.
  • Strong knowledge of leasing, marketing, construction, residential law, and resident relations.
  • Experience with property management software, preferably Yardi.
  • Proficiency in Microsoft Office, including Word and Excel.
  • Ability to analyze financial statements and prepare budgets and forecasts.
  • Strong written and verbal communication skills.
  • Ability to work independently and as part of a team.
  • Excellent time management and organizational skills.

Nice-to-haves

  • Experience with Google platform.
  • Ability to present ideas clearly and negotiate effectively.
  • Strong client relations skills and previous supervisory experience.
