About the position

The Community Manager at S L Nusbaum Realty Co is responsible for the overall management of a property in Wake Forest, NC. The Community Manager will enforce Fair Housing Laws, oversee financial activities, and manage resident relations while supervising a team of on-site personnel.

Responsibilities

  • Manage the overall operations of the property to maximize rental income.
  • Enforce Fair Housing Laws and participate in leasing activities.
  • Oversee financial activities and handle banking duties.
  • Troubleshoot resident problems and encourage renewals.
  • Inspect the property and apartments to ensure quality standards are met.
  • Prioritize work for subordinates and supervise their activities.
  • Collect rents, issue 5-Day Notices, and manage evictions.
  • Hire and discipline employees as necessary.
  • Supervise security functions to protect residents.
  • Prepare financial reports and act as a liaison with contractors.
  • Oversee building repairs and ensure timely completion.
  • Participate in annual budget preparation and perform employee performance reviews.

Requirements

  • High school diploma or GED required.
  • Prior supervisory experience in a customer service environment.
  • Knowledge of Landlord-Tenant and Fair Housing Laws.
  • Computer skills and experience in property management.

Nice-to-haves

  • Some advanced college courses in management, public relations, or accounting.
  • At least two years of property management experience.
