Sares Regis Group of Newport Beach, California, is a privately held real estate development, investment, and management firm that focuses on commercial properties and multifamily communities in the western U.S. Since its founding in 1993, SRG has developed and acquired more than $7 billion in commercial and residential assets. The company manages a combined portfolio of approximately 25 million square feet of office and industrial space and 30,000 apartment units. We are seeking an experienced Community Manager for our 131-unit community, FountainGlen Jacaranda, located in Fullerton, CA. This position is a full-time role with working hours from Monday to Friday, 8:30 AM to 5:30 PM. The Community Manager will be responsible for the overall supervision and performance of the property, ensuring that all operations run smoothly and efficiently. The Community Manager will oversee hiring, training, and developing a competent team. They will manage daily operations, including reviewing daily rent recommendations, collecting rents, implementing timely legal delinquent rent procedures, and ensuring compliance with resident insurance procedures. The manager will also be responsible for screening criteria adherence, resident retention procedures, and timely completion of weekly reports. Additionally, they will review and analyze monthly performance, complete variance reports, and initiate annual budgets and forecasts. The role requires identifying potential market challenges, educating staff and regional managers about competitors, and creating effective marketing plans. The Community Manager will ensure that recurring contract work is bid out routinely, confirm contractor insurance compliance, and monitor contractor performance. Safety procedures, including OSHA compliance, will also be a priority, along with identifying potential repairs or capital projects. The manager will ensure that the property meets corporate and regional standards for curb appeal and risk management.

Responsibilities

  • Responsible for hiring, training, and developing a competent team.
  • Manage daily operations including reviewing daily rent recommendations and identifying opportunities to maximize income.
  • Collect rents and implement timely legal delinquent rent procedures.
  • Ensure resident insurance compliance procedures are in place.
  • Adhere to screening criteria and policies for residents.
  • Implement resident retention procedures timely and effectively.
  • Complete weekly reports accurately and on time.
  • Approve invoices and ensure timely and accurate data input.
  • Complete required reports timely and accurately.
  • Review and analyze monthly performance and complete variance reports.
  • Initiate annual budgets and forecasts.
  • Identify potential market challenges and educate staff about competitors.
  • Create effective marketing plans.
  • Bid out recurring contract work to assure quality and best price.
  • Confirm contractor insurance and lien waiver compliance.
  • Monitor quality and timeliness of contractor performance.
  • Implement OSHA and other safety procedures and educate the team on safety precautions.
  • Identify potential repairs or capital projects in conjunction with the maintenance supervisor.
  • Ensure quality curb appeal meets corporate and regional standards.
  • Identify actual or potential risk management issues.
  • Follow and implement company and employee handbooks, property policy manuals, and other governing documents.

Requirements

  • 3+ years of experience as a Community Manager of 100-200 units.
  • Excellent problem-solving, interpersonal, and communication skills.
  • Strong leadership and supervisory skills.
  • Excellent sales skills.
  • Ability to read, analyze, and interpret general business periodicals.
  • Ability to write reports and business correspondence.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, and area.
  • Ability to apply concepts of basic math.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations with limited standardization.
  • Knowledge of operations software used at the property level, including Outlook, Internet software, Excel, and Word.
