About the position

Sares Regis Group of Newport Beach, California, is seeking an experienced Community Manager for one of our 300+ unit communities in Las Vegas, NV. The Community Manager will be responsible for the overall supervision and performance of the property, ensuring that all operations run smoothly and efficiently. This role requires a proactive approach to managing daily operations, including overseeing the collection of rents, implementing legal procedures for delinquent accounts, and ensuring compliance with resident insurance policies. The Community Manager will also be responsible for hiring, training, and developing a competent team to support the community's needs. In addition to managing daily operations, the Community Manager will analyze monthly performance reports, complete variance reports, and initiate annual budgets and forecasts. Identifying potential market challenges and educating the team about competitors and market conditions will be crucial for creating effective marketing plans. The role also involves ensuring that recurring contract work, such as unit cleaning and landscaping, is bid out routinely to maintain quality and cost-effectiveness. Safety is a priority, and the Community Manager will ensure that OSHA and other safety procedures are implemented and that the team is educated on safety precautions. The ideal candidate will possess excellent problem-solving, interpersonal, and communication skills, along with strong leadership and supervisory abilities. With a minimum of 3 years of experience as a Community Manager for properties with 300+ units, the candidate should also have lease-up experience and excellent sales skills. Proficiency in operations software, including Outlook, Internet software, Excel, and Word, is essential for success in this role.

Responsibilities

  • Responsible for hiring, training, and developing a competent team.
  • Manages daily operations, including reviewing daily rent recommendations and identifying opportunities to maximize income.
  • Collects rents and implements timely legal delinquent rent procedures.
  • Assures compliance with resident insurance procedures and screening criteria.
  • Implements resident retention procedures effectively and timely.
  • Completes weekly reports accurately and timely, approves invoices, and ensures accurate data input.
  • Reviews and analyzes monthly performance and completes variance reports.
  • Initiates annual budgets and forecasts for the property.
  • Identifies potential market challenges and creates effective marketing plans.
  • Bids out recurring contract work to assure quality and best price, confirming contractor insurance and compliance.
  • Monitors quality and timeliness of contractor performance.
  • Ensures OSHA and other safety procedures are implemented and that the team is educated on safety precautions.
  • Identifies potential repairs or capital projects in conjunction with the maintenance supervisor.
  • Confirms that curb appeal meets corporate and regional standards.

Requirements

  • Must have excellent problem-solving, interpersonal, and communication skills.
  • Must have leadership and supervisory skills.
  • 3+ years of experience as a Community Manager of 300+ units is required.
  • Lease-up experience preferred.
  • Excellent sales skills are necessary.
  • Ability to read, analyze, and interpret general business periodicals.
  • Ability to write reports and business correspondence.
  • Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, and area.
  • Ability to solve practical problems and deal with a variety of concrete variables in situations with limited standardization.
  • Knowledge of operations software used at the property level, including Outlook, Internet software, Excel, and Word.
