We are seeking a prudent and detail-oriented Community Manager to oversee the direct management of assigned commercial and residential properties in Wichita, KS. The primary goal of this position is to maximize asset value, enhance customer satisfaction, and drive revenue growth. The Community Manager will be responsible for a variety of tasks that include general office work, leasing, administrative duties, tenant affairs, maintenance coordination, and miscellaneous property management tasks. This role requires a proactive approach to property management, ensuring that all operations run smoothly and efficiently while adhering to housing codes and regulations. The Community Manager will engage in general office work, which includes answering inbound calls, maintaining voicemail boxes, returning calls, and managing tenant and property files. In the leasing aspect, the manager will greet and assist walk-ins, show available units, screen prospects, assist in the application process, create leases, and maintain online leasing advertisements. The role also involves handling the entire move-in process, ensuring a seamless transition for new tenants. Administrative responsibilities include creating tenant notices, preparing court documentation, monitoring lease renewals, receiving and posting rent checks, and managing rent collections. The Community Manager will handle tenant affairs, addressing emergencies, complaints, lease terminations, and evictions, while also attending Landlord Tenant hearings as necessary. Conducting renewal inspections and move-in/out inspections will also be part of the role, along with following the delinquency process diligently. Maintenance duties involve performing preventative property maintenance to keep the property in top condition, assisting in coordinating onsite maintenance technicians, and organizing outside vendors when applicable. The Community Manager will regularly walk the grounds and common areas to ensure cleanliness and upkeep, coordinating with vendors to maintain the property in pristine condition. Additionally, the manager will schedule property inspections and cooperate with city and utility service providers to manage service turn-ons and shut-offs. Other tasks may be assigned based on business needs, making flexibility and adaptability key traits for success in this role.
