About the position

Carter-Haston Real Estate Services, Inc. is seeking a dedicated Community Manager to oversee the day-to-day operations of assigned communities in Atlanta, GA. This full-time position emphasizes a culture of care and integrity, which is foundational to the company's success. The Community Manager will be responsible for maintaining financial and operational goals while supervising property staff. The role requires strategic planning, development, and submission of property budgets for approval, ensuring that the community meets its financial targets and adheres to company policies. The Community Manager will lead the onsite team by example, fostering a positive work environment that aligns with the company's core values. This includes interviewing, hiring, training, and onboarding new team members, as well as managing their performance to achieve both personal and community goals. The position also involves setting rent rates, collecting and posting rent and fees, and preparing monthly financial status reports. The Community Manager will analyze economic and marketing trends to develop effective marketing strategies and will participate in property inspections to ensure high standards of community appearance and resident satisfaction. In addition to operational responsibilities, the Community Manager will promote resident satisfaction and retention through excellent customer service and will spearhead social media campaigns in collaboration with the marketing team. This role is ideal for individuals with a strong background in multi-family property management and a commitment to fostering positive relationships within the community.

Responsibilities

  • Manage the day-to-day operations of the assigned community.
  • Maintain financial and operating goals for the community.
  • Supervise property staff and ensure adherence to company policies.
  • Strategically plan, develop, and submit the property budget for approval.
  • Manage performance of onsite team members, training and motivating them to achieve goals.
  • Interview, hire, train, and onboard new team members.
  • Set rent rates and ensure timely collection and posting of rent and fees.
  • Prepare and review monthly financial status reports.
  • Approve daily transactions related to the financial operation of the community.
  • Collect and post rent payments to resident accounts and manage delinquency.
  • Analyze economic and marketing trends to develop marketing strategies.
  • Participate in property inspections and document findings.
  • Deliver excellent customer service to ensure resident satisfaction.
  • Promote resident satisfaction and retention by following industry standards.
  • Spearhead social media campaigns in collaboration with the marketing team.

Requirements

  • 1-3 years of Multi-family Property Management experience.
  • Proficiency with industry software systems such as Yardi, OneSite, Yieldstar, and Knock CRM.
  • Strong leadership and team management skills.
  • Exceptional oral and written communication skills.
  • Proficient in Microsoft Office Suite (Word/Excel/OneDrive).
  • Familiarity with generally accepted financial principles and budget preparation.

Nice-to-haves

  • Certified Apartment Manager (CAM) Certification preferred.
