About the position

ACC Management Group, Inc. is seeking a motivated Community Manager to oversee the Maple Lawn property, a Section 42 multifamily housing complex in Fitchburg, WI. The role involves managing property operations, ensuring high levels of customer service, and maintaining compliance with Fair Housing regulations. The ideal candidate will have property management experience, particularly with Section 42 properties, and will be responsible for resident relations, lease management, and supervising on-site staff.

Responsibilities

  • Ensure complexes and vacancies are ready for showings and move-in dates.
  • Effectively communicate property features and amenities to all prospects.
  • Answer questions from prospects and potential applicants in a timely manner.
  • Conduct showings of vacant units to interested prospects.
  • Greet walk-in traffic during open office hours and attend to all needs, questions, or complaints.
  • Address resident concerns and maintenance requests promptly.
  • Process paperwork in accordance with company policies and Fair Housing requirements for new applicants, recertifications, and renewals.
  • Generate, distribute, and monitor renewal notices and follow up accordingly.
  • Coordinate and process all lease paperwork for move-ins and move-outs.
  • Collect rent payments according to company procedures and policies.
  • Handle and process delinquency matters and reporting as needed.
  • Maintain strong resident relations while enacting company and community policies.
  • Lead resident relations matters or concerns in a timely manner.
  • Maintain relationships with vendors, suppliers, and professionals servicing the property.
  • Record and document all resident correspondence appropriately.
  • Report and document all accident and emergency situations promptly.
  • Maintain resident files and confidential information securely in compliance with company policies and Fair Housing law.
  • Maintain maintenance files, accounting records, budget, and marketing binders securely.
  • Oversee and supervise maintenance activity of employees and independent contractors.
  • Manage on-site property employees by providing training, guidance, and coaching.
  • Assist with marketing efforts to ensure effective strategy implementation.
  • Maintain current knowledge of assigned property(s) description and classification.
  • Adhere to Fair Housing laws, policies, and practices in accordance with company procedures.
  • Coordinate, plan, and review the next year's budget allowance with the Regional Manager for approval.
  • Coordinate bank deposits as needed.
  • Complete all assigned reports and/or projects for the Regional Manager by the required deadline.

Requirements

  • High School diploma or equivalent required.
  • 1-2 years of property management or industry-related experience required.
  • Knowledge of project-based Section 8 or Section 42 experience is a plus.
  • Knowledge of Fair Housing laws is a plus.
  • Proficient with computer software applications in word processing, spreadsheets, database, and presentation software (MS Outlook, Word, and Excel).
  • Experience with Onesite software is a plus.
  • Must be able to physically inspect the properties.
  • Maintain a valid driver's license with an acceptable driving record.
  • Flexibility with working hours and availability for later hours or Saturdays as needed.
  • Ability to prioritize and possess efficient time management skills.
  • Excellent verbal and written communication skills.
  • Strong customer service skills with the ability to handle complaints positively and efficiently.
  • Goal-oriented and a team player.
  • Ability to work independently under tight deadlines.
  • Exhibits a high degree of professionalism and respect through appearance and interactions with others.
  • Ability to lift up to 25 pounds unassisted as needed.

  • Experience with budgeting and financial management in property management.
