About the position

The Community Manager at BH Management Services is responsible for overseeing the daily operations of the apartment community, ensuring that company standards are met while delivering exceptional customer service. This role is crucial in maintaining the property’s compliance with safety regulations and operational standards. The Community Manager will regularly inspect the property to identify areas for improvement and implement strategies to enhance efficiency, productivity, and profitability. This includes analyzing market trends and developing marketing and leasing strategies to achieve occupancy and revenue goals. In addition to operational oversight, the Community Manager will manage resident retention by ensuring timely responses to resident inquiries and addressing service issues effectively. They will oversee maintenance requests, ensuring that all service orders are handled promptly and that vacant units are verified and inspected. The role also involves collaborating with the Regional Manager to develop operating income and expense budgets that align with the owners' objectives, as well as preparing operational and financial reports as needed. The Community Manager will also be responsible for hiring, training, and mentoring the property team members, fostering a positive and productive work environment. This position requires a proactive approach to property management, with a focus on maintaining high standards of service and operational excellence. The Community Manager will play a key role in creating a welcoming community for residents and ensuring the property operates smoothly and efficiently.

Responsibilities

  • Regularly inspect the property to ensure compliance with company standards and safety regulations.
  • Analyze market and economic trends to implement effective marketing and leasing strategies.
  • Manage resident retention and satisfaction by addressing service issues promptly.
  • Oversee maintenance requests and ensure timely responses to service orders.
  • Collaborate with the Regional Manager on operating income/expense budgets and financial strategies.
  • Prepare operational and financial reports, reviewing monthly income and expense reports for variances.
  • Hire, train, supervise, and mentor property team members.

Requirements

  • 3-5 years of prior property management experience.
  • Ability to travel via automobile and airplane for company-required training/business.
  • Intermediate MS Office Word/Excel and computer technology skills.
  • Professional demeanor with strong communication and presentation skills.
  • Positive, motivating, and team-oriented attitude.
  • Ability to work with a diverse group of people and customers.

Nice-to-haves

  • Bachelor's degree in business or management.
  • Background in Accounting/Finance CAM/Licensed Property Manager.
  • Yardi experience is a plus.
